Common roof problems in Rookley

A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors.

Look out for signs like these:

  • Torn or sagging underlay
  • Flashings that have come away from the wall
  • Crumbling chimney pointing or cracked flaunching
  • Worn or blocked valleys

Take a building like Chillerton and Rookley Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What to expect from a roof survey

Roof survey in Rookley

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. We survey flat roofs, ridges, hips and valleys and lead flashings, and the problems we’re asked to look at most are crumbling chimney pointing or cracked flaunching and gaps in the roof where coverings have gone.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Common questions in Rookley

How do I find out if my home in Rookley is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can a landlord with a rental near Shanklin station book a roof survey?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Does the weather affect the survey?

It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Is Rookley in your area?

Yes, we do. We carry out roof surveys in Rookley.

What a roof survey doesn’t cover

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • A full building survey of the property
  • A promise that the roof will not leak in future
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. What a survey covers and does not.

What we check

  • Chimney stacks

  • Clay and concrete tiles
  • The roof space

What a roof survey looks like in Rookley

The coast is about 5 miles or less from Rookley, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Sheat Manor, about 1 mile west, is one of the historic houses in the wider area around Rookley. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Shanklin station, the gap between tenancies is a good time to have the roof looked at. Take an older house close to St. Olave's Church: its chimney, valleys and lead work are likely to be the parts that need attention first.

Rookley is about 3 miles south of Newport, in the Isle of Wight. We cover Rookley and the rest of the Isle of Wight. Across the Isle of Wight, we cover Rookley and the places around it. We also survey roofs in Portsmouth.

If you’re just outside Rookley, we cover Rookley Green (1 mile south), Merstone (1 mile north-east), Blackwater (1 mile north), Godshill (2 miles south-east) and Sandford (2 miles south-east). Within a short drive, we also cover Newport (3 miles north), Ryde (7 miles north-east), Cowes (7 miles north), Sandown (5 miles east), Shanklin (5 miles east) and Ventnor (5 miles south-east). For harder-to-reach addresses, a little more planning is needed.

Different roofs, different checks

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted, especially at the verges and ridge.

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We look at how the covering is wearing.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photographs, which helps you plan work between tenancies.

Can I check my roof myself?

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

What we do, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. In a small place like Rookley, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • Agree roof access with the managing agent if it’s shared
  • Let us know where we can park nearby
