Roof survey in Arreton: what you get

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages frequently have flat roofs. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs frequently need attention long before the main roof. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. Typical surveys look at worn or blocked valleys and condensation or damp timbers in the loft, across natural slate, clay and concrete tiles and ridges, hips and valleys.

In a small place like Arreton, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Leave it or get it looked at?

Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. From inside the loft space, we can often spot it sooner. In a small place like Arreton, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Common questions in Arreton

Do you cover smaller places like Arreton?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Is my home in Arreton listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Which days do you carry out surveys?

Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or email us.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

What’s the best way to book?

To book, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

What happens on the day

On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely. The survey typically takes about one to two hours for a house, and about three to four hours for a commercial roof. Older roofs in small places like Arreton can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • Jot down any questions you want answered
  • Clear the way to the loft hatch
  • If you are buying, let the agent know when we’re coming

Roofs, chimneys and gutters in Arreton

Arreton is within about 4 miles of the coast, and wind near the sea can be strong. A small drone can’t fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. A number of the island’s villages keep thatched roofs on older buildings, and nowhere on the island is far from the sea. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Arreton Manor, about 0.5 miles north-west, is one of the historic houses in the wider area around Arreton. On a period home nearby, the survey separates sound original work from tired later repairs. The streets around a church like St. George's Church are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Sandown station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Ask about a flat roof on an extension or garage too
  • Gather any paperwork for past roof work
  • Look for debris in the garden after high winds
  • Clear the loft hatch area before we arrive

We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Compare each report with the last.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
