Roof surveys for Merstone homes and businesses

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or email us with the addresses.

How a roof survey works in Merstone

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We are often asked to look into gaps in the roof where coverings have gone and cracked mortar along the ridge, across chimney stacks, ridges, hips and valleys and lead flashings.

In a small place like Merstone, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report records the roof as we found it on the day. It’s useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

Different roofs, different checks

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Loose or missing tiles there let rain into the wall.

Natural slate

From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs, and we note its condition.

FAQs for Merstone

Does a conservation area affect roof work in Merstone?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near Shanklin station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or send us an email with the address and some details, including who will give access on the day.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

What does a roof survey cost?

Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.

Will the report say how many years my roof has left?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

How long does the visit take?

The visit usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll give you an idea of timing when booking.

Will you check the loft?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

What affects the price in Merstone

When we price a survey, we consider:

  • Height and safe access
  • The package you choose: Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

What we need to know

You don’t need to know any roofing terms. Just tell us:

  • The property’s address and postcode
  • Pictures of the roof from a safe spot, if you have them
  • What kind of property and roof it is
  • Any stains, drips or damp patches you’ve seen indoors

For a price for roof surveys in Merstone, phone 07833 053749 or send us an email. A few details about the property and the roof help us price the survey accurately.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Merstone homes and their roofs

Merstone is within about 5 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. Arreton Manor, about 1.1 miles north, is one of the historic houses in the wider area around Merstone. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you let a flat or house near Shanklin station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere like Merstone needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

When you need someone else

It’s a careful look at the roof, not the whole story. The main limits are:

  • Structural calculations (that’s a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up
  • Confirmation of asbestos in soffits or cement sheets
