Roof survey in Blackwater
A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe to get in. You get a report with photographs and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey clay and concrete tiles, natural slate and ridges, hips and valleys, and common reasons people get in touch are lifted, split or missing lead flashings and loose chimney pots.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What a roof survey looks like in Blackwater
A number of the island’s villages keep thatched roofs on older buildings, and nowhere on the island is far from the sea. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Gatcombe House, about 1.2 miles south-west, is one of the historic houses in the wider area around Blackwater. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up. If you own one of the older houses in the streets near St. Olave's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like Christ The King College: a written record of a large roof helps plan work for the holidays rather than in term time.

What happens on the day
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take an hour or two for most homes, depending on how many separate roofs there are. Rural addresses near Blackwater can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Have keys ready for side gates, garages or roof access doors
- If the roof is shared, arrange access with whoever manages the building
How to book
Most bookings start with a short call: call 07833 053749 or send us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.
Advice
Why get it checked now?
Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, so you can compare it next time. For an older or listed building in a place like Blackwater, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Blackwater questions
Is Blackwater within the area you cover?
Yes, Blackwater is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you carry out roof surveys in Blackwater?
Yes, Blackwater is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or drop us an email with the address and a few details.
How long does the visit take?
Allow an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will give you an idea of timing when you book.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.
Can you look at a roof that is joined to next door?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.
Are you insured?
Our cover is professional indemnity plus public liability.
Will you climb onto the roof?
Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.
Can I check my roof myself?
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
How the survey changes by roof type
Lead flashings and valleys
Flashings and valleys are where many leaks start. They get particular attention in every survey.
Natural slate
Natural slate can last 100 years or more, yet the nails holding it frequently fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.
How we price roof surveys
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- If the survey needs thermal imaging or a drone
- The shape of the roof and its details
- Commercial roofs and larger buildings
- How big the roof is
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.
What to tell us when you contact us
There is no need for technical words. Just let us know:
- The kind of building and roof involved
- Photos of the roof, taken safely from the ground or a window
- Why you want a survey: buying, a leak, a storm or new work
- The address and postcode of the property
Unsure which package suits your roof? It’s easiest to ring 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.
