Chimney survey in Ventnor

A chimney survey is about the outside of the stack and the roof around it. It isn’t a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We’ll tell you if we see anything that suggests they should take a look. Common reasons to book are cracked or missing flaunching and lifted or split lead flashings, on chimney pots and cowls, shared and party-wall stacks and flaunching.

Around Ventnor, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How the survey works

Safety comes first on every visit. We inspect what can be seen safely, and anything we cannot see is noted in the report. The survey normally takes between one and two hours at a house, as part of a look at the roof around the stack. A visit to a smaller place like Ventnor is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. It is useful to show us anything you’ve already noticed.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photographs and recommendations, is emailed to you.

Tips that help

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:

  • Check your stacks from ground level after strong winds
  • Do not use a ladder to reach the stack yourself
  • Ask about consent before removing a chimney on an older property
  • Ask for ventilated caps on redundant stacks

The report is emailed to you, ready to share with a roofer or builder. We use plain English and a photo for each defect so anyone reading it can see what we saw.

Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Why act early in Ventnor

A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a suitable contractor. With lower homes, common in places like Ventnor, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Your questions about chimney surveys in Ventnor

Does being near the coast affect roofs in Ventnor?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Can a landlord with a rental near Shanklin station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Will you check the chimney is safe to use with a fire?

No. It is not a flue, sweep or gas safety inspection. We check the stack, pots, flaunching, pointing and flashings, and damp inside, and we will say if anything suggests the flue needs checking.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Tell us about it when booking and we will explain what’s needed.

How long is the visit?

It usually takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. The written report follows by email.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Chimney surveys around Ventnor

The coast is about 1 mile or less from Ventnor, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. With Rylstone Manor about 2.6 miles north-east, Ventnor sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Shanklin station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building like St Catherine's School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If yours is one of the older homes in the streets near St Catherine's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s inside the brickwork or behind render, without opening up
  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • The inside of the flue, which needs a sweep or flue specialist

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.
