Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The inside of the flue, which needs a sweep or flue specialist
  • Hidden damage within the stack
  • Checks on boilers, fires or their flues

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. What our survey covers.

Chimney survey in Ryde

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. You get a written report with photographs and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. Common reasons to book are eroded joints in the brickwork and staining on walls around the chimney, on chimney pots and cowls, flaunching and shared and party-wall stacks.

Ryde mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Older homes often keep chimney stacks long after the fireplaces went, and their flashings and pointing still matter. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.

The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

Chimney surveys around Ryde

Ryde lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Some villages on the Isle of Wight still have thatched roofs, and nowhere on the island is far from the sea. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you look after a building like Dover Park Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near All Saints' Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Ryde is about 6 miles south of Gosport, in the Isle of Wight. What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. It normally takes about one to two hours at a house, as part of a look at the roof around the stack. Most visits in a town like Ryde start at the front of the house and work round to the back. Rear gardens and side paths frequently give the best view of extensions and back slopes. Then, if it can be reached safely, we look in the loft.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Preparing for the visit

  • Make sure we can get to the back of the property
  • If it is not your property yet, arrange access through the agent
  • Move anything stored under the loft hatch

Common roof problems in Ryde

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.

We are often asked to look at:

  • Gaps where the stack meets the roof
  • Flaunching that has broken away
  • Spalled or crumbling bricks
  • Mortar washing out of the joints

With Nunwell House about 2.8 miles south, the area around Ryde has a long history. On a period home nearby, the survey separates sound original work from tired later repairs.

What’s in a roof survey

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Surveys for landlords and agents in Ryde

Landlords and letting agents in Ryde book surveys as well as homeowners. The report gives you a dated record of the chimney stack, with photos.

Freeholders and residents’ companies use a roof report to plan and budget.

How the survey changes by roof type

Chimney pots and cowls

For unused flues, we check whether caps or cowls allow ventilation. Capping without ventilation can trap moisture.

Brick stacks

Older brick stacks often have soft lime mortar. We note where repairs should match the original mortar.

Ryde: your questions answered

Is my home in Ryde listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can a landlord with a rental near Ryde St Johns Road station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you use drones?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

How experienced are you?

Over 20 years and more than 5,000 surveys.

What should I do with a chimney I do not use?

An unused stack still needs to stay weathertight and ventilated. If it is capped without ventilation, damp can build up inside. We check how it’s capped and its condition, so you can decide with a builder what to do.
