Why act early in Elmfield

A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you know where you stand. In a smaller place like Elmfield, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

How a chimney survey works in Elmfield

Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. We look at each possibility and record what we find. You then know where to start. If you’re worried about spalled or crumbling bricks and a stack that appears to lean, a survey will tell you what’s going on, on flaunching, chimney pots and cowls and brick chimney stacks alike.

Around Elmfield, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Note any damp on chimney breasts and when it appears
  • Ask about consent before removing a chimney on an older property
  • Make sure fixings on the stack are secure
  • Check that disused chimneys can still breathe

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on, as far as we could see.

Check fixings on the stack are sound and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Chimney surveys around Elmfield

Elmfield is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Some villages on the Isle of Wight still have thatched roofs, and nowhere on the island is far from the sea. Knowing the covering helps explain which parts of a roof are likely to need work first.

For landlords with property near Ryde St Johns Road station, a roof report helps you deal with small faults before they turn into a call from a tenant. Nunwell House lies about 2.6 miles south, so building around Elmfield goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. If you live in an older home near St John's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Elmfield is about 1 mile south-east of Ryde, in the Isle of Wight. Whether the building in Elmfield is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. We cover towns and villages across the Isle of Wight, large and small. There is also a page for Portsmouth.

All of PO33 is within our area for chimney surveys. If you need a chimney survey at a property on Park Road, Rink Road and Hope Road or a nearby road, we can survey it. Larger places within reach include Newport (7 miles west), Cowes (7 miles west), Sandown (5 miles south), Shanklin (6 miles south), Ventnor (9 miles south) and East Cowes (6 miles west). How the survey works

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey normally takes about 1–2 hours at a house, as part of a look at the roof around the stack. In a smaller place like Elmfield, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Different roofs, different checks

Flaunching

Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.

Lead flashings

Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.

Landlords, agents and block managers in Elmfield

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • The type of building, from a house to a block or an office
  • Features like valleys, chimneys, dormers and parapets
  • Height and safe access
  • Whether thermal imaging or a drone is needed

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Helping us price your survey

There is no need for technical words. Just tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them
  • The reason for the survey, such as buying, a leak or storm damage

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, call 07833 053749 or use the contact form.

Questions from Elmfield

Is the coastal weather around Elmfield hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is Elmfield within the area you cover?

Yes. Elmfield is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

How can you see the top of the stack?

We look from the ground, from windows and from the loft where it’s safe. Where it applies, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.

What does a roof survey cost?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll explain what’s needed.
