What a chimney survey does not cover

To be straight with you, there are limits to any roof survey:

  • Whether the flue is safe to use
  • Structural calculations for a leaning stack
  • Hidden damage within the stack

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. The full list of what we check.

Chimney survey in Newport: what you get

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at what can safely be seen and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. You get a photo-illustrated written report and our recommendations. If you’re worried about gaps where the stack meets the roof and pots or cowls that look unsafe, a survey will tell you what’s going on, on chimney pots and cowls, brick chimney stacks and chimney breasts alike.

Semis and terraces in a town like Newport share roof details with the neighbours. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. We can only inspect what we have access to, so shared parts are reported as far as they can safely be seen. It helps to mention any shared stacks or gutters when you book.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to.

Newport: your questions answered

Does a conservation area affect roof work in Newport?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is the coastal weather around Newport hard on roofs?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows, and Newport is within about 5 miles of the coast.

Should I worry about a leaning stack?

It’s worth having a leaning stack checked. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

What’s the best way to book?

To book, ring 07833 053749 or use the contact form and tell us the address and what you need to know. We will confirm the price and find a day that suits.

Do you need to go on the roof to check the chimney?

We use safe viewpoints rather than climbing onto the stack. Where applicable, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

What a chimney survey looks like in Newport

The coast is about 5 miles or less from Newport, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Some villages on the Isle of Wight still have thatched roofs, and sea air and wind reach every part of the island. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Carisbrooke Castle lies about 1 mile south-west, so building around Newport goes back a long way. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up. If you live near a park such as Seaclose Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Newport is about 10 miles south-west of Gosport, in the Isle of Wight. Whether the building in Newport is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Newport is one of the places in the Isle of Wight where we work for chimney surveys. There is also a page for Portsmouth.

Postcode districts we cover here for chimney surveys: PO30. If you need a chimney survey at a property on High Street, Red Fox Square and Drill Hall Road or anywhere close by, we can help. With the A3020 and A3054 close by, Newport is easy for us to reach for chimney surveys. If you’re just outside Newport, we cover Shide (1 mile south-east), Blackwater (2 miles south), Downend (2 miles east), Merstone (3 miles south-east) and Rookley (3 miles south). We also work in nearby towns such as Ryde (6 miles east), Cowes (4 miles north), Sandown (7 miles south-east), Shanklin (7 miles south-east), Ventnor (8 miles south-east) and East Cowes (4 miles north). As one of the bigger places in the Isle of Wight, Newport has homes, rented property and businesses of every kind. Harder-to-reach addresses take a little more planning, so tell us where you are when booking.

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • Basic, Standard or Premium
  • Building height and the viewpoints available
  • The size of the roof
  • House, block, shop or office

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Getting in touch

Getting the details right at the start saves time. It’s useful to include:

  • The property’s address and postcode
  • When you need the report by
  • Where water is showing inside, if it is
  • Photos of the roof, taken safely from the ground or a window

We survey roofs on any day of the week. To arrange a day that suits you, phone 07833 053749 or send us an email.

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and make notes for the report. It normally takes between one and two hours for most homes, a little longer where there are several stacks. Parking in a town like Newport is normally simple, but tell us if there is a driveway or any restrictions. The inspection covers what can safely be seen from outside, from windows and from the loft space.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Booking a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, call 07833 053749 or send us an email.

How the survey changes by roof type

Rendered stacks

What’s behind the render cannot be seen without removing some, so the report explains what we could and couldn’t assess.

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. We check the bricks for spalling and the joints for erosion.

What happens if roof problems are left?

For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. Our report gives you facts to raise with the seller or agent. On homes in Newport, the joint between an extension and the house is where a slow leak tends to start. A few wet winters later, it can mean new plaster and decorating as well as roof work.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Common roof problems in Newport

Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.

Here are some of the things we see frequently:

  • Frost-damaged brickwork on the stack
  • A stack that appears to lean
  • Worn or missing pointing
  • Lifted or split lead flashings

Anyone responsible for a site like Nine Acres Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
