How a pre-purchase roof survey works in Newport

A full home survey looks at the whole property, so the roof is one item among many. We don’t offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. The two sit side by side if you want the fullest picture. If you are worried about old water stains in the roof space and cracked flaunching or crumbling chimney pointing, we can find out what’s behind it, whatever the roof.

Most homes in a town like Newport are houses, so the roof typically belongs to the property you’re buying or paying for. That makes the roof’s condition a simple money question: better found before exchange or final payment than after. A photo-illustrated written report gives you specific points to raise with the seller or the roofer.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Why get it checked now?

After exchange, any roof defect is yours to deal with. Before it, you still have choices. Finding out later gives you the same facts, but too late to use them in the purchase. Roof faults found early can be planned for, while one found after water comes through usually has to be dealt with in a hurry.

To find out what your survey will cost, phone 07833 053749 or send us an email and let us know about the roof. We will confirm the figure before booking.

Why us?

  • More than 20 years surveying roofs
  • Every finding written up with photos
  • Drone flown under a CAA Flyer ID and Operator ID
  • Weekday and weekend surveys

What we do, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours at a typical house, with time for the loft where it can be reached. A typical visit in Newport begins with the street side of the roof and then moves round the building. Rear gardens and side paths often give the best view of extensions and back slopes. Then, if it can be reached safely, we look in the loft.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed beforehand.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a report with photos and recommendations before you exchange.

How to prepare

  • Keep pets in another room
  • If it is not your property yet, arrange access through the agent
  • If the roof is shared, arrange access with whoever manages the building

Advice

Surveys for landlords and agents in Newport

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.

Questions from Newport

Is the coastal weather around Newport hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is Newport in the area you cover?

Yes, Newport is one of the places we work. The survey and report are the same in Newport as anywhere else.

How long does the survey visit take?

The visit typically takes about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. We’ll confirm what to expect when we arrange the visit.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.

Common roof problems in Newport

Asbestos was banned in UK construction in 1999. It’s frequently found in cement sheets, soffits and flue pipes. We do not carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.

Look out for signs like these:

  • Blocked or leaking gutters
  • Lead that has worked loose at a wall or chimney
  • Gaps where slates or tiles have come loose
  • A ridge or slope that dips

Around Newport, as everywhere, small roof faults are simplest to sort before they let water in.

Before booking anyone

  • How long the report takes to arrive
  • Whether the price includes VAT
  • Their track record with similar roofs
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What to expect from a roof survey

Honest limits

In fairness, a roof survey has limits:

  • Anything beyond the roof, which a full home survey covers
  • Structural calculations (that’s a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. What our survey covers.

What this survey covers

  • Clay and concrete tiles
  • Lead flashings and valleys
  • The roof space
  • Chimney stacks
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Natural slate

What affects the cost of pre-purchase roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How many separate roofs there are, like extensions, dormers and garages
  • The height of the building and how the roof can be seen safely
  • Whether thermal imaging or a drone is needed
  • Commercial roofs and larger buildings

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for the job before booking.

What we need to know

There is no need for technical words. Just let us know:

  • Any marks or damp showing indoors
  • Dates you’re working to, such as exchange
  • Pictures from the garden or a window, if you have them
  • The type of building and roof, such as pitched or flat

To book a survey, ring 07833 053749 or send us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Newport homes and their roofs

The coast is about 5 miles or less from Newport, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, which is worth knowing before you buy or pay for new work. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Carisbrooke Castle lies about 1 mile south-west, so building around Newport goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

Newport is about 10 miles south-west of Gosport, in the Isle of Wight. We visit Newport as part of our work across the Isle of Wight, for houses, flats and commercial buildings. We cover towns and villages across the Isle of Wight. Portsmouth is in our area too.

Pre-purchase roof surveys in PO30 work the same way as everywhere else we cover. Streets in the area include High Street, Red Fox Square and Drill Hall Road, and we cover them all. Newport sits on or near the A3020 and A3054, so getting to you is simple. We also cover Shide (1 mile south-east), Blackwater (2 miles south), Downend (2 miles east), Merstone (3 miles south-east) and Rookley (3 miles south). Newport is among the bigger towns we cover in the Isle of Wight. If you are somewhere remote, a little more planning is needed, so let us know when you get in touch.
