Pre-purchase roof survey in the Isle of Wight: how it works

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We check as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. Typical surveys look at cracked flaunching or crumbling chimney pointing and roof slopes that look uneven or sagging, across flat-roofed extensions and dormers, lead flashings and valleys and clay and concrete tiles.

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes an hour or two at most homes, with bigger or more complicated roofs taking longer.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Around Newport

Typical jobs here are in homes near Seaclose Park, Castle Inn and Island Innovation VI Form Campus and the streets around them. You will also find Christ The King College (0.6 miles south-west) and Nine Acres Primary School (under half a mile south). Other landmarks nearby include Carisbrooke Castle (1 mile south-west) and St Mary's Hospital (0.8 miles north). Not far away are Briddlesford Nature Reserve and Mill Hill.

Buying a home or a new roof across the Isle of Wight

From Newport, Ryde and Cowes to its smaller places, homes across the Isle of Wight range from period houses to post-war estates and new builds. Whether you’re buying or have just had a roof replaced, a written roof report gives you something specific to raise.

Across London and the South East, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. Each roof in the Isle of Wight is checked with its age and materials in mind. Near the coast in the Isle of Wight, wind can be strong, which matters for drone flights, as a small drone can’t fly safely in strong wind, so the weather on the day decides. Driving rain and salt air are hard on roofs there too.

Newport: Historic houses such as Carisbrooke Castle, about 1 mile south-west, show how far back building around Newport goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. In and around Newport, as anywhere, a roof is easiest to deal with when its problems are found early.

What we’re asked to look at in the Isle of Wight

Rear extensions, dormers and garages often have flat roofs. A felt roof frequently lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.

Problems we come across often include:

  • Gutters choked with leaves and moss
  • Gaps where slates or tiles have come loose
  • Signs of past leaks inside the loft
  • Worn or lifted lead flashings

Roof by roof

Lead flashings and valleys

Many leaks start at a flashing, so they get close attention in a pre-purchase survey. We photograph any that need work.

Flat roofs

Many homes have a flat roof somewhere, frequently over an extension. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.

Honest limits

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • How a seller will respond, or what the house is worth
  • Structural calculations (that’s a structural engineer’s job)
  • Walls, floors, services and rooms below the roof

Leave it or get it looked at?

The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, and it won’t look closely at the roof. Our survey is done for you.

Before booking any surveyor

  • What insurance they carry
  • Whether the price includes VAT
  • How they plan to inspect the roof safely
  • Their drone registration, if they fly one

Surveys for landlords and agents in the Isle of Wight

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

Your questions about pre-purchase roof surveys in the Isle of Wight

Do I need a roof survey if I’m having a RICS survey?

They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

When should I book a pre-purchase roof survey?

Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.

Does your survey replace a RICS home survey?

No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

How soon is the report ready?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years.
