Roof survey in PO35: how it works

Our report is written in plain English, not jargon. Each defect is described with photographs and a recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. We survey ridges, hips and valleys, flat roofs and lead flashings, and common reasons people get in touch are cracked or blistered flat roof coverings and gaps in the roof where coverings have gone.

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

What you’ll pay

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Near you in Bembridge

Locally, jobs take us to homes and businesses close to Bembridge Methodist Church, Bembridge Church of England Primary School and Bembridge School. The closest station to Bembridge is Brading station, roughly 2.4 miles west. Well-known places in the area include Lilliput Museum of Antique Dolls And Toys (2.6 miles west) and Arthur Webster Memorial Hospital for Children (5.5 miles south-west). Not far away are Bembridge Down and Brading Marshes RSPB reserve.

Roofs, chimneys and gutters across PO35

PO35 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in PO35.

Several airports in London and South East England have flight restriction zones around them, so every drone flight in PO35 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it. Some of PO35 sits close to the sea, so the weather on the day matters more for drone flights and roof access. A windy forecast can mean a change of date.

Bembridge: If you own a rental within reach of Brading station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If your house is among the older ones in the streets near Bembridge Methodist Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

How the survey changes by roof type

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. Leaning stacks and loose pots are recorded.

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.

What happens if roof problems are left?

Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller.

Before you book any surveyor

  • Whether VAT is in the quoted price
  • Their report turnaround times
  • Will the report include photos?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Tips from our surveys

There is plenty you can do without going near the roof. Here’s what helps most:

  • Mention any damp patches when booking
  • Clear the loft hatch area before we arrive
  • Stay off ladders and the roof
  • Keep the report with your property records

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.

Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

Surveys for landlords and agents in PO35

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

FAQs for PO35

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How do I arrange a roof survey in PO35?

To arrange a survey, ring 07833 053749 or drop us an email and let us know the address and what you’d like to know. We will confirm the price and find a day that suits.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

Can you tell me how long my roof will last?

Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
