Flat Roof Survey in Bembridge
We take a careful look at the flat roof at your property in Bembridge, and put it all in a written report with photos.
- Raised blisters across the surface
- Cracked or split membrane
- Pools of water lying on the roof
About our flat roof survey in Bembridge
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. Common reasons to book are ponding water that doesn’t drain away and cracked or split membrane, on GRP fibreglass, felt flat roofs and single-ply membranes.
In smaller places like Bembridge, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let a good many water into the room below. Knowing the covering and how it was laid tells you what to expect from it. From an upstairs window, look for standing water, splits and edges coming away.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

For landlords and managing agents
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Local flat roofs in Bembridge
Bembridge lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Thatch survives on some older Isle of Wight buildings, and nowhere on the island is far from the sea. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.
Yaverland Manor lies about 2.4 miles south-west, so building around Bembridge goes back a long way. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof. The streets around a church like Bembridge Methodist Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, the joins between later flat roofs and the old walls are where problems usually start. If you look after a building such as Bembridge Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Honest limits
Some things cannot be seen without opening up the roof, so a survey has limits:
- Whether the deck or joists are strong enough
- A fixed date for when the roof will need replacing
- Whether old sheeting or boards contain asbestos
If in doubt, phone 07833 053749 or email us and we will recommend the right survey before you book. What a survey covers and doesn’t.
What we look at
- EPDM rubber
- GRP fibreglass
- Single-ply membranes
- Mastic asphalt
- Upstands and outlets
- Felt flat roofs
How the survey changes by roof type
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photographs.
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.
Bembridge: your questions answered
Is the coastal weather around Bembridge hard on roofs?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and Bembridge is within about 1 mile of the coast.
Does a conservation area affect roof work in Bembridge?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
What will the report tell me?
You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.
Does the report include photographs?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
What happens next?
You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
How long is the visit?
Time on site depends on the roof, but most surveys take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.
What a survey costs
A few things affect what a survey costs:
- Height and safe access
- If the survey needs thermal imaging or a drone
- The type of building, from a house to a block or an office
- How big the roof is
Every price we give includes VAT, and the report is not charged as an extra. Flat roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.
What to tell us when you get in touch
You don’t need to know any roofing terms. Just tell us:
- The type of building and roof, such as pitched or flat
- Any stains, drips or damp patches you’ve seen indoors
- What made you get in touch
- Pictures of the roof from a safe spot, if you have them
Getting a price is simple: just ring 07833 053749 or use the contact form, let us know about the property and we will explain which survey suits. The price is agreed up front.
Leave it or get it looked at?
Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. With lower homes, common in places like Bembridge, there is little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.
A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.

How the survey works
Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take between one and two hours for a house, though large, tall or awkward roofs take more time. A visit to Bembridge is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before the survey
- Buyers: confirm access with the estate agent or seller
- Keep pets out of the way during the survey
- If the roof is shared, arrange access with whoever manages the building
