Flat roof survey in Gaskins

If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. You then have something specific to put to the seller or agent. Common reasons to book are failed upstands where the roof meets a wall and blocked or damaged outlets, on single-ply membranes, upstands and outlets and EPDM rubber.

Flat roofs on exposed homes in small places like Gaskins take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

How the survey changes by roof type

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

Should I look at the roof myself first?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • How big the roof is
  • Building height and the viewpoints available
  • Extra roofs, like extensions, dormers or garages
  • The type of building, from a house to a block or an office

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Useful tips for Gaskins property owners

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Watch the ceilings below the flat roof for stains
  • Look for standing water a day after rain
  • Ask contractors to protect the roof if they work on it
  • Check that new brackets or units haven’t damaged the covering

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It’s written in plain English, with a photo of each defect, so others can follow it without going up to look.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

Your questions about flat roof surveys in Gaskins

Do you cover smaller places like Gaskins?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Gaskins?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you look in the loft space?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Should I worry about standing water on my flat roof?

Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.

Does a flat roof survey replace a RICS survey?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and it is not a structural engineer’s report.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Flat roof surveys around Gaskins

Gaskins is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For site and facilities teams at buildings such as St Helens Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If your home is one of the older ones in the streets near St Catherine-by-the-Green, flat-roofed rear additions and dormers added over the years are worth checking. What happens on the day

The visit has one job: to see as much of the flat roof as can safely be seen and record it clearly. Notes and photos go into the written report. It typically takes an hour or two for a small flat roof at home, and longer for a large commercial one. Around Gaskins, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.
