Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we’re given access to, and the report says what was seen.

Underlay on older roofs can be felt, or missing. The report records the underlay where it is visible.

Landlord roof survey in Gaskins

With a shared roof, it is not always clear what’s wrong or where. We look at the roof from every safe viewpoint, including from the loft space and the flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we’re given access to. Typical surveys look at choked outlets and gutters and failed flashings at walls and chimneys, on gutters and downpipes, shared roofs and rented houses.

In a small place like Gaskins, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Gaskins: your questions answered

Do roofs near the sea, like those around Gaskins, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows, and Gaskins is within about 2 miles of the coast.

Is Gaskins within the area you cover?

Yes, Gaskins is on our map. A small place gets exactly the same survey as a big one.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Will you need to get into tenants’ homes?

We may do. Where the loft or roof can only be reached through a home, we will need to go in so please give residents notice.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.

How do I book a survey in Gaskins?

Prices for landlord roof surveys in Gaskins

What a survey costs depends on the time and equipment it needs. That comes down to:

  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages
  • Whether thermal imaging or a drone is needed
  • Commercial roofs and larger buildings

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.

What we need to know

These details help when you contact us:

  • What made you get in touch
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Your timetable, like an exchange date
  • The type of building and roof, like pitched or flat

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or use the contact form.

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Get legal advice on lease responsibilities
  • Have gutters and outlets cleared every year
  • Tell tenants when we’re coming
  • Make leak reporting easy for tenants

Questions about the findings are welcome. With the Standard Survey there’s a follow-up consultation and the Premium Survey an in-person one.

Check the loft hatch can be reached and opened so a surveyor can look inside the roof. Stored items over the hatch make checks harder.

The survey, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey typically takes an hour or two for a single let house, with blocks of flats taking longer. Somewhere like Gaskins needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the loft space is arranged with you ahead of time.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where it is safe.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Before the survey

  • If you’re buying, check with the agent that we can get in
  • Unlock side gates and any roof access doors
  • Show us where any leaks or stains appear

How to book

We survey roofs on weekdays and at weekends. To find a date that works for you, ring 07833 053749 or send us an email with the address and the days you’d prefer.

Advice

Roofs, chimneys and gutters in Gaskins

The coast is about 2 miles or less from Gaskins, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Thatch survives on some older Isle of Wight buildings, and the whole island is open to sea air and wind. Knowing the covering helps explain which parts of a roof are likely to need work first.

Anyone responsible for a site like St Helens Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark such as St Catherine-by-the-Green, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Brading station, the gap between tenancies is a good time to have the roof looked at.

Honest limits

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Roof areas we weren’t given access to
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Asbestos testing of roof sheets or soffits

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.
