Landlord roof surveys in Adgestone

About our landlord roof survey in Adgestone

The lease usually decides who is responsible for the roof and who pays. We cannot advise on what your lease says but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. You get photos and written recommendations, prioritised by urgency where relevant. We are frequently asked to look into splits and blisters in flat roof coverings and failed flashings at walls and chimneys, on rented houses, shared roofs and flat roofs on blocks.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens on the day

The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes an hour or two at a typical home, and longer for a large or complex roof. Older roofs in small places like Adgestone can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

Adgestone questions

Will you come out to Adgestone?

Yes. Adgestone is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How do I find out if my home in Adgestone is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is a landlord roof survey the same as a full building survey?

No. Our survey covers the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

Who do you carry out landlord roof surveys for?

We work for landlords, letting agents, managing agents and freeholders, as well as RTM and residents’ management companies. Leaseholders sometimes book it as well.

Can your report tell us who pays for the roof work?

No. The lease typically decides who is responsible, and that’s a legal question. What we provide is a clear record of the roof’s condition that everyone can refer to.

What’s the price of a landlord roof survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Blocks are priced on their size and roofs, so ring 07833 053749 or drop us an email for a price.

Do you need access to all the flats?

It depends on the building. We may need the roof space and some or all of the top-floor flats and access is arranged by you or your agent. We will confirm what we need as you book.

How we price landlord roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The shape of the roof and its details
  • Which survey package you book
  • Extra roofs, like extensions, dormers or garages
  • How big the roof is

Prices quoted always include VAT, and the written report is part of the package. Landlord roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

To price your survey accurately, we’ll ask about:

  • What made you get in touch
  • Access details, such as a loft hatch or a shared roof
  • Any photos you have, taken from the ground or a window
  • The address and postcode of the property

Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. To book, call 07833 053749 or email us.

Roofs, chimneys and gutters in Adgestone

Adgestone is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Thatch survives on some older Isle of Wight buildings, and the whole island is open to sea air and wind. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings such as Brading Church of England Controlled Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Sandown station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Morton Manor, about 0.7 miles east, is one of the historic houses in the wider area around Adgestone. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Adgestone is about 4 miles south of Ryde, in the Isle of Wight. We visit Adgestone as part of our work across the Isle of Wight. Across the Isle of Wight, we cover Adgestone. There is also a page for Portsmouth.

Checking the roof from the ground

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Put urgent roof work at the top of the list
  • Get legal advice on lease responsibilities
  • Arrange flat access in advance
  • Have gutters and outlets cleared every year

If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.

Encourage residents to tell you about leaks or damp straight away. Early reports let you act before damage spreads.

What a landlord roof survey does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Legal advice on leases or service charges
  • A full building survey of every part of the property
  • Areas behind locked flats or blocked hatches

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.
