Landlord roof survey in Yarbridge: what you get

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them, along with the roof space where there’s safe access. We survey gutters and downpipes, converted houses and shared roofs, and the problems we are asked to look at most are splits and blisters in flat roof coverings and damaged pots and flaunching.

In a village or hamlet like Yarbridge, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Your questions about landlord roof surveys in Yarbridge

Do roofs near the sea, like those around Yarbridge, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.

Is Yarbridge within the area you cover?

Yes, Yarbridge is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you need access to all the flats?

Sometimes, yes. Where the loft or roof can only be reached through a home, we will need to go in, so residents need notice.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Does this replace a RICS building survey?

No, it is a roof survey. It is not a RICS Level 2 or 3 survey, and it’s not a structural engineer’s report.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Will you say whether the freeholder or leaseholders should pay?

No, that depends on the lease, so speak to your managing agent or a solicitor. We report on the roof’s condition and what needs attention.

The survey, step by step

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey usually takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. Older roofs in small places like Yarbridge can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Before we arrive

  • Have any questions written down, so nothing gets missed

Advice

Signs you need a landlord roof survey in Yarbridge

A tenant reporting damp or a stained ceiling is a common reason to book. The survey helps show whether the roof, gutters or flashings are involved, as far as can be seen.

Here are some of the things we see often:

  • Blocked gutters over flats
  • Loose ridge or hip tiles
  • Standing water on a flat roof
  • Damaged party-wall upstands or parapets

If your home is one of the older ones in the streets near St. Mary's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

What to check before booking

  • Their drone registration, if they fly one
  • What experience they bring
  • Are they insured for the work?
  • Which viewpoints they use to see the roof

What to expect from a roof survey

What we look for on each type of roof

Roof spaces and lofts

The roof space shows a lot about a roof’s condition. We go into the loft where it’s safe looking for water marks and gaps.

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.

Why it’s worth a survey now in Yarbridge

Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed which helps with rolling maintenance. In a small place like Yarbridge, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What we can’t see

Before you book, it is worth knowing what a survey will not do:

  • Confirming asbestos in older roof materials
  • Walls, floors and services beyond the roof
  • Roof areas we weren’t given access to

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey. What a survey covers and does not.

What we look at

  • Gutters and downpipes
  • Rented houses
  • Converted houses
  • Shared roofs
  • Blocks of flats
  • Flat roofs on blocks

Practical tips

Small things make a difference. Some pointers:

  • Deal with urgent items first
  • Make leak reporting easy for tenants
  • Do not wait for a leak to survey the roof
  • Tell tenants when we are coming

The report can feed straight into a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.

Get gutters and roof outlets cleared at least once a year, particularly on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

Roofs, chimneys and gutters in Yarbridge

Yarbridge lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Morton Manor, about 0.1 miles west, is one of the historic houses in the wider area around Yarbridge. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For site and facilities teams at buildings such as Brading Church of England Controlled Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Brading station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
