Roof surveys near Gaskins

Different roofs, different checks

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.

Natural slate

Slate is common on older homes in London and the South East. Where several slates have slipped, the cause is often nail fatigue, which we describe in the report.

Roof survey in Gaskins: what you get

Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. You don’t need to do anything except give us access. Everything we see is photographed for the report. If you are worried about ponding, splits or blisters on flat roofs and loose chimney pots, a survey will tell you what’s going on, whatever the roof.

In a small place like Gaskins, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Landlord and commercial surveys in Gaskins

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or email us with the addresses.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

What a roof survey looks like in Gaskins

The coast is about 2 miles or less from Gaskins, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. With Nunwell House about 1.7 miles south-west, Gaskins sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If your house is among the older ones in the streets near St Catherine-by-the-Green, its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Brading station, a dated record of the roof is useful when planning maintenance across a let. Take a building like St Helens Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Gaskins is about 3 miles south-east of Ryde, in the Isle of Wight. In Gaskins, as across the Isle of Wight, every roof gets the same careful survey. Gaskins is one of the places in the Isle of Wight we cover for roof surveys. We also survey roofs in Portsmouth.

Surveys in PO33 and PO36 are booked the same way as anywhere else. We also cover the places around Gaskins: St Helens (1 mile north-east), Brading (1 mile south-west), Yarbridge (2 miles south-west), Morton (2 miles south-west) and Yaverland (2 miles south). Larger places within reach include Newport (8 miles west), Ryde (3 miles north-west), Cowes (9 miles north-west), Sandown (3 miles south-west), Shanklin (5 miles south-west) and Ventnor (8 miles south-west). For harder-to-reach addresses, a little more planning is needed, so let us know when you get in touch.

Questions from Gaskins

Do you cover smaller places like Gaskins?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do roofs near the sea, like those around Gaskins, take more of a battering?

It can do. Gaskins is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

What does a roof survey cost?

Prices start from £150, including VAT. You’ll know the exact price before booking, and it depends on the roof’s size, access and the package you choose. To get a price, call 07833 053749 or email us.

Will the report say how many years my roof has left?

We don’t give a number of years. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

What happens if roof problems are left?

Without a survey, you’re guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. We tell you what’s really needed. For older village homes like those around Gaskins, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.

Before and after the survey

Here are a few things we’d tell any owner:

  • File the report with your home documents
  • Make sure we can open the loft hatch
  • Check the roof from the ground after storms
  • Let us know about past leaks

We email the report to you, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.

What a roof survey doesn’t cover

It is useful to know what a survey won’t do before you book:

  • A promise that the roof will not leak in future
  • Confirmation of asbestos in soffits or cement sheets
  • Walls, floors and services below the roof

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey. What our survey covers.

What this survey covers

  • Lead flashings
  • The roof space
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Flat roofs
  • Chimney stacks
  • Natural slate

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take an hour or two at most homes, though large, tall or awkward roofs take more time. Rural addresses near Gaskins can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Note where any stains or damp appear
  • Find any records of previous roof work
