Flat roof survey in St Helens

Water through a flat roof does not always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. A roofer can then start from a clear picture of the problem. If you’ve noticed edge trims that have lifted or split and failed seals around rooflight kerbs, we can find out what’s behind it, on GRP fibreglass, mastic asphalt and felt flat roofs alike.

Some older homes in villages like St Helens are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What you can safely check yourself

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. In a small place like St Helens, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Clear the way to the loft hatch
  • If you’re buying, let the agent know when we’re coming

Why act early in St Helens

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the business. Outbuildings and barns around St Helens are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Questions from St Helens

Is my home in St Helens listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Does being near the coast affect roofs in St Helens?

It can do. St Helens is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

What do I do with the report?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

What’s in the report?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too.

What this survey cannot tell you

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Parts of the roof that are not safe to walk on or view
  • Hidden layers beneath the covering
  • Whether the deck or joists are strong enough

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

What this survey covers

  • Mastic asphalt
  • Felt flat roofs
  • Single-ply membranes
  • GRP fibreglass
  • Upstands and outlets
  • EPDM rubber

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Limit foot traffic on the covering
  • Keep outlets clear of leaves and moss
  • Book a survey every few years
  • Check that new brackets or units haven’t damaged the covering

If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Local flat roofs in St Helens

The coast is about 2 miles or less from St Helens, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Historic houses such as Yaverland Manor, about 2.1 miles south-west, show how far back building in the area around St Helens goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

The streets around a church such as St Catherine-by-the-Green are often among the oldest in a place, and if your home is one of the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Take a building like St Helens Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For landlords with property near Brading station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
