Our flat roof survey service in the Isle of Wight
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. Common reasons to book are standing water left after rain and outlets choked with leaves and silt, on felt flat roofs, upstands and outlets and GRP fibreglass.
Every roof is different, but as a rough guide the survey takes about one to two hours at most homes, though large, tall or awkward roofs take more time. You are welcome to ask questions while we are there.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.

Flat roof surveys across the Isle of Wight: local notes
In the Isle of Wight, our flat roof surveys work takes in homes, blocks of flats and commercial buildings, in Newport, Ryde and Cowes and well beyond. Bigger roofs are quoted for the building.
We survey roofs across London and South East England, and the Isle of Wight is part of that. London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Near the sea in the Isle of Wight, roofs face stronger wind and salt-laden air. After a storm, the seaward side of a roof is the place to look first.
Newport: If you look after a building like Nine Acres Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Carisbrooke Castle, about 1 mile south-west, is one of the historic houses in the wider area around Newport. If your home is older, its flat-roofed extension or dormer may be on its second or third covering.
Landlord and commercial surveys in the Isle of Wight
Landlords and letting agents in the Isle of Wight book surveys as well as householders. The report gives you a dated record of the flat roof, with photographs.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Leave it or get it looked at?
Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it will not come as a surprise.
Questions to ask before you book
- What follow-up you get after the report
- What they won’t be able to tell you
- Whether VAT is in the quoted price
- Will the report include photos?
Common roof problems in the Isle of Wight
Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. People normally call us when a leak appears, before a purchase, or when the roof may be near the end of its life.
Look out for signs like these:
- Blistering in felt or asphalt
- Splits and cracks in the covering
- Failed seals around rooflight kerbs
- Outlets choked with leaves and silt
Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What a survey does not cover
In fairness, a roof survey has limits:
- What’s under the membrane without opening it up
- Parts of the roof that are not safe to walk on or view
- Structural calculations, which need a structural engineer
The Isle of Wight questions
Can you give me structural calculations?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
How long does the survey take?
Time on site depends on the roof, but most surveys take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The report is sent afterwards by email.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
Can you find where water is getting through my flat roof?
Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause can’t be seen, we’ll say so and suggest what would help.
Is a flat roof survey the same as a building survey?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.
Can you test old roof sheets for asbestos?
Asbestos testing is not part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.
Will I get photos?
Yes, every report has them. Each finding is shown in a picture where possible.
