How a flat roof survey works in Luccombe Village
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a photo-illustrated written report and our recommendations. We survey single-ply membranes, upstands and outlets and mastic asphalt, and people most often book us about outlets that hold water back and splits and cracks in the covering.
Flat roofs on exposed homes in small places like Luccombe Village take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

Honest limits
It is a careful look at the flat roof, not the whole story. Its limits include:
- An exact number of years the roof has left
- Whether the deck or joists are strong enough
- Fragile surfaces, which we do not walk on

Local flat roofs in Luccombe Village
Luccombe Village is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Thatch survives on some older Isle of Wight buildings, and nowhere on the island is far from the sea. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
For landlords with property near Shanklin station, the flat roof over a let home is worth a look before it becomes a tenant complaint. A roof leak in a hotel or guest house around Luccombe Village means lost rooms as well as repairs.

What happens on the day
We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes an hour or two for most houses, and more on a big or complicated roof. Around Luccombe Village, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there’s access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Before the survey
- Move anything stored under the loft hatch
- For a flat or shared roof, check access with the freeholder or managing agent

FAQs for Luccombe Village
How do I find out if my home in Luccombe Village is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you look at commercial flat roofs near Luccombe Village, like hotels?
Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.
Is this an asbestos survey?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Can you survey at the weekend?
Surveys run seven days a week. To find a day that suits you, call 07833 053749 or drop us an email.
How soon will I get the report?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
How long is the visit?
Time on site depends on the roof, but most surveys take roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. The report is sent afterwards by email.

Tips from our surveys
These tips come from what we see on roofs every week, before and after a survey:
- Check that new brackets or units haven’t damaged the covering
- Ask contractors to protect the roof if they work on it
- Note the date and type of any roof work
- Keep outlets clear of leaves and moss
Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.
Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
What affects the cost of flat roof surveys
A few things affect what a survey costs:
- The use of thermal imaging or a drone
- Commercial roofs and larger buildings
- How complicated the roof is, with its valleys, chimneys and parapets
- How big the roof is
Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
What to let us know when you get in touch
To price your survey accurately, we’ll ask about:
- Any stains, drips or damp patches you’ve seen indoors
- The type of building and roof, such as pitched or flat
- How the loft is reached, if there is one
- The property’s address and postcode
A quick phone call is normally the easiest start: phone 07833 053749 or email us, and we’ll ask about the building and what you need. The price is agreed before a date is set.
Can I check my roof myself?
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Signs you need a flat roof survey in Luccombe Village
Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.
A survey can pick up problems such as:
- Gaps at upstands and abutments
- Blisters and bubbles in the covering
- Blocked or damaged outlets
- Dips that suggest the deck is deflecting
Rylstone Manor, about 0.7 miles north, is one of the historic houses in the wider area around Luccombe Village. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan.
Choosing a roof surveyor
- Will the report include photos?
- What insurance they carry
- What’s outside the scope of the survey
- Whether the inside of the roof is included
