Flat roof survey in Lake
Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. If you’ve noticed leaks around rooflights and loose or cracked edge trims, a survey will tell you what’s going on, whatever the roof.
In smaller places like Lake, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let lots of water into the room below. Knowing the covering and how it was laid tells you what to expect from it. From an upstairs window, look for standing water, splits and edges coming away.
Nothing in the report is left vague: if work is needed, the report says so clearly.

Lake questions
Do you cover smaller places like Lake?
Yes, Lake is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How do I find out if my home in Lake is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Should I worry about standing water on my flat roof?
Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.
How do I book a survey in Lake?
Simply ring 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day.
Does a flat roof survey replace a RICS survey?
No. Our survey covers the flat roof only. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.
How many years has my flat roof got left?
We don’t put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.
Can you survey in bad weather?
Light rain does not typically stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.
How it works
The visit has one job: to look at the flat roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes between one and two hours for a small flat roof at home, and longer for a large commercial one. In a smaller place like Lake, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- You let us know about the roof, its covering if you know it, and any leaks.
- We view the roof from ground level, from windows and from the roof where it is safe to do so.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Where there is safe access, we check the ceilings and spaces below for signs of water.
- You get a photo-illustrated written report and our recommendations.
How to prepare
- Let us know about any leaks, stains or damp patches you know of
- Agree roof access with the managing agent if it is shared
- If you’re buying, check with the agent that we can get in

Why act early in Lake
A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes a few details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. On a bungalow or cottage around Lake, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

Flat roof surveys around Lake
The coast is about 1 mile or less from Lake, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Thatch survives on some older Isle of Wight buildings, and the whole island is open to sea air and wind. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Hotels and guest houses near Lake can’t easily close rooms for a leak, so it pays to find faults before guests do. For an older house near a landmark such as Church of The Good Shepherd, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you let a flat or house near Lake station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
Lake is about 1 mile south-west of Sandown, in the Isle of Wight. Wherever you are in Lake, we can come and survey your property. We cover towns and villages across the Isle of Wight, from the larger towns to small villages. We also survey roofs in Portsmouth.

DIY checks: what’s safe
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
Roof by roof
Mastic asphalt
With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.
Before and after the survey
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:
- Ask whoever fits equipment on the roof to make good the covering
- File the paperwork for the roof and any repairs
- Treat rooflights and old sheeting as fragile
- Note any new marks on ceilings beneath the roof
After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.
