Storm damage roof reports for homes and businesses in Lake
When a storm has damaged your roof, a written record can help you explain it to your insurer. Our report shows the damage in photos and says whether it looks like storm damage, wear and tear, or a mix. We aren’t loss adjusters, and we can’t say whether a claim will be paid. What you get is an independent view of the roof’s condition. If you’re worried about loose or torn flashings and loose or broken chimney pots and cowls, we can find out what’s behind it, whatever the roof.
Around Lake, chimneys on older homes are a common source of leaks, at the flashings, the pointing or the mortar round the pots. Damp on a chimney breast isn’t always rain from above, which is why it is worth tracing properly. The stack, its flashings and the loft space beside it are all worth checking.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

FAQs for Lake
Do you cover smaller places like Lake?
We do. A small place gets exactly the same survey as a big one.
Is my home in Lake listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Can you tell me if my roof has asbestos?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Does this replace a RICS home survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
Should I go up on the roof to take photos?
Safely, from the ground or a window. Do not use a ladder or go onto the roof. Binoculars can help you see damage from below and we will inspect the rest from safe positions.
How are storm damage reports priced?
Our price is from £150, including VAT. Bigger roofs are quoted on size and access. Repair costs are not included, so ask a roofer to quote.

Different roofs, different checks
Ridge and hip tiles
Ridge tiles bedded in old mortar can loosen in high winds. Our report says whether it looks freshly damaged or worn over time.
Slate roofs
Broken slates and slates that have slid out of place are common after a storm. We photograph and describe each one.
Do you need a storm damage roof report in Lake?
Insurers often want evidence of what has been damaged and why. An independent report gives you a clear record to send. The decision still rests with the insurer.
It is worth booking a survey if you’ve seen:
- Gutters pulled loose in the wind
- Gaps where slates or tiles have gone
- Loose or broken chimney pots and cowls
- Flat roof edges peeled back
For landlords with property near Lake station, a tenant living with a leak needs the cause found, not just the stain painted over.
Choosing a roof surveyor
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether you can ask questions once you have the report
- Their insurance cover
- Whether the roof space is looked at, where there is one
What happens on the day
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about one to two hours for most homes, depending on how much of the roof was hit. Homes around Lake often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.
- We start with what you’ve seen and any temporary repairs.
- We check inside, including the loft where there is access, for water damage.
- The roof is inspected from ground level, windows and the roof where it is safe.
- Storm damage and older wear are recorded separately where we can.
- You receive the written report with photos.
How to prepare
- Keep pets inside or away from the areas we are looking at
- Clear the way to the loft hatch
- Leave side gates unlocked

Leaks and storm damage in Lake
Lake is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. Different coverings let water in at different points, which shapes where the search starts.
Rylstone Manor lies about 1.7 miles south, so building around Lake goes back a long way. Older roofs in the area may have lead flashings, valleys and gutters that have been patched many times. If you live in an older home near Church of The Good Shepherd, the leak may come from a chimney, a valley or tired lead rather than the covering itself.
Lake is about 1 mile south-west of Sandown, in the Isle of Wight. We survey roofs in Lake and the rest of the Isle of Wight, as part of our work across London and the South East. Lake is one of the places in the Isle of Wight we cover. Portsmouth is in our area too.
Surveys in PO36 and PO37 are booked the same way as anywhere else. You’ll find streets such as Lea Road, New Road and Percy Road, and we cover them all. Lake is on the A3055, which makes it straightforward to reach. If you’re just outside Lake, we cover Sandown (1 mile north-east), Alverstone (1 mile north-west), Queen's Bower (1 mile north-west), Shanklin (1 mile south) and Alverstone Garden Village (1 mile north-west). Larger places within reach include Newport (7 miles north-west), Ryde (5 miles north), Cowes (10 miles north-west), Ventnor (4 miles south-west), East Cowes (9 miles north-west) and Oakfield (5 miles north). Harder-to-reach addresses take a little more planning, so tell us where you are when booking.
What’s near Lake
Around Lake, our work takes us to homes and buildings near Sandown Bay Academy, The Old Comical pub and The Bay Church of England School and the streets around them. There is a railway station in Lake itself: Lake station. A little further out are National Poo Museum (under half a mile east) and Arthur Webster Memorial Hospital for Children (1.2 miles south-west). The countryside around Lake includes Brading Down and Alverstone Mead.
Before and after the survey
A little preparation and a few simple habits help. Some pointers:
- Keep receipts for any emergency work
- Get a roofer to make the roof safe if needed
- Keep any slates, tiles or debris that fall, if it is safe to do so
- Tell your insurer about the damage promptly
Your insurer may send a loss adjuster to look at the damage. You will have your own independent record to refer to.
Check the roof from ground level after strong winds. With binoculars, you can frequently spot problems without climbing. Never climb onto the roof yourself.
What happens if roof problems are left?
Once the storm has passed, damage that looked minor can let water in for months. Getting it recorded and repaired sooner is typically better. Homes in smaller places like Lake can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
