Storm damage roof reports for East Cowes homes and businesses

Storm damage roof reports for homes and businesses in East Cowes

After a storm, it’s useful to have a clear record of what happened to your roof. We photograph the damage, describe it and note whether it fits storm damage, older wear or both. We’re not loss adjusters and cannot tell you if your claim will succeed. What we give you is an independent record of the roof. If you are worried about damaged gutters and fascias and water coming in after the storm, a survey will tell you what’s going on, on ridges and hips, flat roofs and slate and tile slopes alike.

Houses in smaller places like East Cowes can stand more in the open, where driving rain gets into any gap at a ridge, verge or flashing. A leak that only appears in certain weather often points to an exposed detail. It helps to know when and where the water appears. The gutters on the most exposed side can overflow too.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Prices for storm damage roof reports in East Cowes

A few things affect what a survey costs:

  • How many separate roofs there are, like extensions, dormers and garages
  • The height of the building and how the roof can be seen safely
  • Whether thermal imaging or a drone is needed
  • Roof area

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We can help you choose the package that fits what you need to know.

Booking your survey

Before you get in touch, it’s useful to have:

  • Access details, such as a loft hatch or a shared roof
  • Your timetable, such as an exchange date
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

East Cowes questions

Is my home in East Cowes listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is East Cowes within the area you cover?

Yes, East Cowes is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you act for me with my insurer?

No. Our report is an independent record for you to use. Your insurer may appoint its own loss adjuster.

Do you look in the roof space?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Is there a set wind speed for storm damage?

There’s no single figure. Many use gusts of about 55 mph, but each policy sets its own definition. Check your policy wording.

Who handles emergency protection after a storm?

Emergency cover over a damaged roof should be arranged with a roofer. If it is safe, photograph the damage before it is covered. Keep receipts in case your insurer asks for them.

Practical tips

There’s plenty you can do without going near the roof. What helps most:

  • Look at what your policy says about wear and tear
  • Keep fallen slates or tiles as evidence if safe
  • Arrange temporary cover with a roofer if rain is getting in
  • Photograph damage inside the house too

The insurer might appoint a loss adjuster. You’ll have your own independent record to refer to.

Store invoices and reports for any roof work. They can help show the roof was looked after.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

Landlords, agents and building managers in East Cowes and across the Isle of Wight can book any of our surveys. To discuss a property or a block, phone 07833 053749 or drop us an email.

How the survey changes by roof type

Slate roofs

Slates frequently outlast the nails that hold them. The report records whether slipped slates look like storm damage or older wear.

Chimney stacks

Flashings around stacks can lift in strong winds. Loose flashings are recorded.

Wind, rain and roofs in East Cowes

East Cowes lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. Osborne House, about 0.6 miles east, is one of the historic houses in the wider area around East Cowes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Take an older house close to St James's Church: leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. Take a building like Isle of Wight Studio School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take roughly 1–2 hours at a house, and longer if the damage is spread across a large roof. Homes around East Cowes often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there’s access, for water damage.
  3. The roof is inspected from ground level, windows and the roof where it is safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.
