Thermal roof survey in Lake: what you get
Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. That is why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. Where something cannot be confirmed, we say what would help next. We are often asked to look into damp where roofs meet walls and chimneys and leaks far from where the stain appears, on ceilings below the roof, pitched roof slopes and loft conversions.
In smaller places like Lake, many homes are bungalows and houses with roofs you can partly see from ground level. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. The forecast decides the day, as calm, dry conditions suit both. Close-up images often show wear on ridges, verges and flashings that cannot be judged properly from the ground.
Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Lake questions
Is my home in Lake listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Is Lake within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you use drones?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Do you survey on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.
Will you walk on the roof?
Only where it’s safe to do so. We inspect what can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
Does thermal imaging work on slate and tile roofs?
It can be useful, though pitched roofs are typically harder to read. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.
Is it a structural engineer’s report?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
How the survey works
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit usually takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. Homes around Lake frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.
- We start with the roof, its history and any signs of damp or heat loss.
- We check the conditions and note how they may affect the images.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
How to prepare
- Clear the way to the loft hatch
- Leave side gates unlocked
- Note where any stains or damp appear

Related advice
Leave it or get it looked at?
Wet insulation under a flat roof does not dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding them early can mean a smaller job. In an older home around Lake, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We will tell you which package suits the questions you have.

Thermal roof surveys in Lake: local notes
Lake is within about 1 mile of the coast. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. A number of the island’s villages keep thatched roofs on older buildings, and sea air and wind reach every part of the island. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.
Take a building like Broadlea Primary School: a drone or thermal camera can show a large roof in a single visit. Rylstone Manor, about 1.7 miles south, is one of the historic houses in the wider area around Lake. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. The streets around a church such as Church of The Good Shepherd are often among the oldest in a place, and if yours is one of the older homes nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
Lake is about 1 mile south-west of Sandown, in the Isle of Wight. From houses to flats and shops in Lake, the roof can be surveyed on a weekday or at the weekend. Our area takes in places right across the Isle of Wight, large and small. Our Portsmouth page covers surveys nearby.

Useful tips for Lake property owners
Small things make a difference. Some pointers:
- Check the loft can be reached safely
- Note where damp appears and after what weather
- Keep dated photos of any marks on ceilings
- Ask us about the forecast if rain is expected
You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.
Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.

Checking the roof from ground level
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
Different roofs, different checks
Single-ply and EPDM roofs
On larger commercial single-ply roofs, thermal imaging can help target moisture readings. That makes the survey more focused.
Loft insulation
Insulation often gets moved during work in the loft. Thermal images can show where it has been pushed aside.
