How new roof snagging works in Lake
Ideally, book snagging before you settle the final invoice, while the roofer is still on hand. If you’ve already paid, check before any defects or warranty period runs out. That leaves time to raise what we find. You get a written list of snags with photos, ready to pass on before the deadline. We survey new-build homes, loft conversions and dormers and new flat roofs, and people most often book us about tiles or slates sitting out of line and underlay at the eaves left exposed.
Around Lake, you will mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.
Findings are set out part by part, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

What we do, step by step
On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take an hour or two for a typical new house roof, longer where the roof is large or complicated. In a smaller place like Lake, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.
- We start with what the roofer did and when they finished.
- The new coverings and roof edges are inspected as far as can safely be seen.
- Valleys, flashings, gutters and visible underlay at the eaves are looked at.
- The roof space and the rest of the property are checked for problems.
- Snags are listed in a written report with photographs.
Before the survey
- Let us know about parking near the property
- Gather any invoices or paperwork from past roof work
- Have keys ready for side gates, garages or roof access doors

Checking the roof from ground level
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
When you need someone else
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- Settling a dispute with your roofer or builder
- Fixings and underlay hidden under the coverings
- Details hidden from sight
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.

Common roof problems in Lake
Many people book because something does not look right. Others just want an independent check before paying before signing off the job.
These are some of the problems a survey can pick up:
- Cracked or slipped new tiles or slates
- Underlay at the eaves left exposed
- Flashings not properly dressed or fixed
- Cracked lower roofs or marked walls after the work
For landlords with property near Lake station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Lake homes and their roofs
The coast is about 1 mile or less from Lake, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale. Rylstone Manor, about 1.7 miles south, is one of the historic houses in the wider area around Lake. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If your house is among the older ones in the streets near Church of The Good Shepherd, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Lake is about 1 mile south-west of Sandown, in the Isle of Wight. We carry out new roof snagging for homes and businesses in Lake and the surrounding area. Our the Isle of Wight coverage includes Lake and the places around it. For surveys nearby, see our Portsmouth page.
Every address in PO36 and PO37 is covered for new roof snagging, from the main roads to the quietest streets. If you need new roof snagging at a property on Lea Road, New Road and Percy Road or a nearby road, we can survey it. You will find Lake on the A3055, so it is easy for us to get to. Neighbouring places we cover for new roof snagging include Sandown (1 mile north-east), Alverstone (1 mile north-west), Queen's Bower (1 mile north-west), Shanklin (1 mile south) and Alverstone Garden Village (1 mile north-west). Larger places within reach include Newport (7 miles north-west), Ryde (5 miles north), Cowes (10 miles north-west), Ventnor (4 miles south-west), East Cowes (9 miles north-west) and Oakfield (5 miles north). If you’re somewhere remote, a little more planning is needed.
Local landmarks in Lake
Typical jobs here are in homes near Sandown Bay Academy, The Old Comical pub and The Bay Church of England School and the streets around them. There is a railway station in Lake itself: Lake station. Nearby you will also find National Poo Museum (less than half a mile east) and Arthur Webster Memorial Hospital for Children (1.2 miles south-west). For a walk, there’s Brading Down and Alverstone Mead.
How we price new roof snagging
We confirm the price for the job before booking. These are the things that affect it:
- Features like valleys, chimneys, dormers and parapets
- The package you choose: Basic, Standard or Premium
- Any need for thermal images or a drone flight
- The number of roofs, including extensions and garages
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
What we need to know
You do not need to know any roofing terms. Just tell us:
- Pictures of the roof from a safe spot, if you have them
- What kind of property and roof it is
- How the loft is reached, if there is one
- Any deadline, such as an exchange date
If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, ring 07833 053749 or email us.
What happens if roof problems are left?
Leaving debris in gutters can cause overflows and send water down the walls. Finding it now is simpler than tracing damp later. Around Lake, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Common questions in Lake
How do I find out if my home in Lake is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Will you come out to Lake?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you see the fixings under the tiles?
No, we do not disturb the new coverings. Fixings and underlay under the slates or tiles are hidden so we focus on what can be seen.
Will you go up on the roof?
Only where it is safe to do so. We inspect everything that’s safely in view: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
What if it rains on the day?
Light rain is usually fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
What does a new roof inspection cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just call 07833 053749 or email us for a price.
