New roof snagging in the Isle of Wight: how it works

Our inspection covers the slates or tiles, ridges, verges, hips and valleys plus flashings and roof ventilation. We check the underlay at the eaves where it’s visible, and we check the gutters too. The report sets out what we found with photographs. We also note debris left behind and any damage to other parts of the building. We survey ridges and verges, loft conversions and dormers and new flat roofs, and people most often book us about debris left in gutters or valleys and underlay at the eaves left exposed.

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. You get a photo report listing the snags we found.

Around Newport

We work in homes and buildings around Seaclose Park, Castle Inn and Island Innovation VI Form Campus and the streets around them. Other local landmarks include Christ The King College (0.6 miles south-west) and Nine Acres Primary School (under half a mile south). Nearby you will also find Carisbrooke Castle (1 mile south-west) and St Mary's Hospital (0.8 miles north). For a walk, there is Briddlesford Nature Reserve and Mill Hill.

New roof snagging across the Isle of Wight: local notes

Homes across the Isle of Wight range from older properties to new builds, and some older ones are listed or in conservation areas. Whether you’re buying or checking new roofing work, knowing the roof’s condition before you commit makes sense.

We work right across London and South East England, from the Isle of Wight to Hertfordshire, the Isle of Wight included. We survey on any day of the week. Near the sea in the Isle of Wight, roofs face stronger wind and salt-laden air. Ridges and verges facing the sea are worth checking after every big storm.

Newport: Carisbrooke Castle lies about 1 mile south-west, so building around Newport goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. Whatever the street in Newport, a roof costs least to look after when faults are caught early.

What affects the price in the Isle of Wight

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, such as extensions, dormers and garages
  • The type of building, from a house to a block or an office
  • How tall the building is and how easy the roof is to see

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

What we need to know

A little information up front helps. It helps to include:

  • The reason for the survey, like buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors
  • Photos of the roof, taken safely from ground level or a window
  • The style of property, from a terrace to a block

Once you know what you need, ring 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Roof by roof

Clay and concrete tiles

Interlocking tiles need to sit neatly in line. Any that look wrong go in the report.

Slate roofs

Good natural slate is very long-lasting, so a new slate roof should be laid well. Cracked, slipped or uneven slates are noted.

Surveys for landlords and agents in the Isle of Wight

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Freeholders and residents’ companies use a roof report to plan and budget.

What this survey cannot tell you

It’s useful to know what a survey will not do before you book:

  • Deciding who is at fault in a disagreement
  • How the roof will perform for years to come
  • Fixings and underlay hidden under the coverings

Your questions about new roof snagging in the Isle of Wight

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What does a new roof inspection include?

We check the coverings, ridges, verges, hips, valleys and flashings plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.

Do you get involved if the roofer disagrees with the report?

No, we report on the roof and do not take sides. Any dispute stays between you and your roofer or builder though our report gives you the facts we saw.

What’s the best time to have a new roof checked?

Once the roofer says the job is done, ideally before you pay in full. That gives time for any snags to be put right.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details as you book.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
