New roof snagging for Gunville homes and businesses

Practical tips

These tips come from what we see on roofs every week:

  • Agree snagging with your roofer at the start
  • Note the end of any warranty or defects period
  • Watch for gutters overflowing in rain
  • Keep warranty papers safe

The report lists each snag with photos and written recommendations. Pass it on to your roofer or builder.

File the contract, invoices and warranty papers in one place. Add the snagging report to it.

New roof snagging for homes and businesses in Gunville

Homeowners book snagging after a re-roof or roof replacement, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows including from the loft and the roof where it’s safe. You then get a written report with photos to share with your roofer. If you’re worried about underlay ending short at the eaves and ridge and hip tiles not properly fixed, a survey will tell you what’s going on.

Somewhere as small as Gunville, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Signs you need new roof snagging in Gunville

Even good roofers can leave snags at the end of a job. Details at ridges, verges and flashings are easy to rush, especially when the weather is against them.

Things that frequently lead to a survey include:

  • Tiles or slates sitting out of line
  • Loose or badly finished ridge tiles
  • Poorly finished verges
  • Missing or blocked roof ventilation

If you own one of the older houses in the streets near St. Mary's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Questions to ask before booking

  • Whether the loft space is looked at, where there is one
  • What experience they bring
  • When you’ll get the report
  • Which limits apply to the survey

What a roof survey includes

For landlords and managing agents

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or email us.

The survey, step by step

Once we have finished looking, we write up our findings as a written report with photos. On timing, most surveys take between one and two hours for a typical new house roof, longer where the roof is large or complicated. In a small place like Gunville, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We ask what work was done and when it was finished.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The roof space is looked at where safe, along with any mess or damage left after the work.
  5. We send a photo-illustrated written report of each snag.

Before we arrive

  • Keep pets in another room
  • Gather any invoices or paperwork from past roof work
  • Buyers: confirm access with the estate agent or seller

Your questions about new roof snagging in Gunville

Will you come out to Gunville?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Is the coastal weather around Gunville hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Do you check new-build roofs?

Yes. We inspect the roof as far as it can safely be seen and photograph what we find. Book before the defects period runs out if you can.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Can you settle a dispute with my builder?

No, our role is to record the roof’s condition. Any dispute stays between you and your roofer or builder, and you may want legal advice for that.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Nails and clips under the slates or tiles
  • How the roof will perform for years to come
  • Pricing the remedial work

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and does not.

What new roof snagging looks like in Gunville

Gunville is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a careful look whether you are buying or signing off new work. About 0.8 miles south-east lies Carisbrooke Castle, a reminder of how long the area around Gunville has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
