How new roof snagging works in Carisbrooke

We check the coverings, ridges, verges, hips and valleys, along with the flashings and ventilation. We check the underlay at the eaves where it is visible, and we check the gutters too. The report sets out what we found with photos. Any debris left behind or damage to other parts is recorded too. Common reasons to book are gutters blocked by building debris and tiles or slates sitting out of line, on loft conversions and dormers, new-build homes and new flat roofs.

Around Carisbrooke, you’ll mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.

What you get is a clear record of the new roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Local roofs and buyers in Carisbrooke

The coast is about 4 miles or less from Carisbrooke, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. Some villages on the Isle of Wight still have thatched roofs, and nowhere on the island is far from the sea. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

Carisbrooke Castle lies about 0.3 miles south-east, so building around Carisbrooke goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you live in an older home near St. Mary's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

How the survey changes by roof type

Ridges, hips and verges

Verge details can be rushed and get a proper look.

Underlay and ventilation

We look in the roof space, where there’s safe access, at the underlay and ventilation.

Why get it checked now?

Leaving debris in gutters can cause overflows that soak walls. Finding it now is simpler than tracing damp later. Around Carisbrooke, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you need to know.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Tips that help

Most of what helps is simple and safe from ground level. A few suggestions:

  • Check that gutters weren’t left full of offcuts
  • Put any issues to your roofer in writing
  • Let your roofer know an inspection is planned
  • Diary the defects period end date

Keep the report with any warranty papers from your roofer. It records the roof’s condition at that point.

Keep the final payment until the roof has been checked if your contract allows it. It gives the roofer a reason to finish everything.

Questions from Carisbrooke

How do I find out if my home in Carisbrooke is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Carisbrooke within the area you cover?

Yes, Carisbrooke is covered. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

What’s the price of a snagging inspection?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. For a price for your roof, call 07833 053749 or send us an email.

Will you deal with my roofer if there is a problem?

No, our role is to record the roof’s condition. Any dispute stays between you and your roofer or builder though our report gives you the facts we saw.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

When should I book new roof snagging?

Before the final payment is best, while the roofer is still on hand. If that is passed, book before any defects or warranty period ends.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Parts of the roof we cannot see safely
  • Pricing the remedial work
  • Nails and clips under the slates or tiles

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey. What a survey covers and doesn’t.

  • New flat roofs
  • Loft conversions and dormers
  • Replacement roofs
  • Flashings and valleys
  • New-build homes

How it works

Every roof is different; as a rough guide, the survey takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. If you have questions on the day, just ask. In a smaller place like Carisbrooke, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. You get a photo report listing the snags we found.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Tell us about parking before the day
  • Point out any leaks or damp patches
