Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Agree snagging with your roofer at the start
- File all paperwork for the new roof
- Arrange the inspection before settling the final bill
- Diary the defects period end date
Once the work is finished, check the ceilings and loft after the next downpour. Raise any new signs of water with your roofer promptly.
Don’t settle the final bill until the roof has been inspected, where your contract allows. It gives the roofer a reason to finish everything.
New roof snagging in Hunny Hill: what you get
A new roof is a big spend, so it makes sense to check the work before you pay the final bill. We look for snags, faults and anything left unfinished on the roof and around the property. You get a written report with photos that you can pass to your roofer. We’re independent of the roofer who did the job. If you’ve noticed gutters blocked by building debris and gutters or fascias damaged during the job, we can find out what’s behind it, on loft conversions and dormers, ridges and verges and new flat roofs alike.
Houses in smaller places like Hunny Hill can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you are buying or signing off new work, those edges deserve a close look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Common questions in Hunny Hill
Does being near the coast affect roofs in Hunny Hill?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Is my home in Hunny Hill listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How much time does a snagging visit need?
It typically takes roughly 1–2 hours for most homes, depending on how much new work there is to check. We’ll give you an idea when booking.
Is this an asbestos survey?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
What new roof snagging doesn’t cover
It is a careful look at the new roof, not the whole story. The main limits are:
- Whether the roof will leak in future
- Areas out of view from each safe vantage point
- Estimates of what fixes will cost
If in doubt, phone 07833 053749 or email us and we will suggest the right survey before booking. What our survey covers.
What we check
- Flashings and valleys
- New flat roofs
- New-build homes
- Replacement roofs
- Loft conversions and dormers
- Ridges and verges
How it works
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes an hour or two at most homes, or half a day or so for a commercial building. With a bit of garden around a house, as there frequently is around Hunny Hill, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.
- We agree what to focus on, like a payment date or a warranty period ending.
- The roof is inspected from ground level, vantage points and the roof where safe.
- Each detail at ridges, verges, valleys and flashings is looked at.
- We check the gutters, lower roofs and walls for debris or damage.
- We send a written report you can pass on.
Before the survey
- For flats, check roof access has been agreed
- Tell us about any leaks, stains or damp patches you know of
- Leave side gates unlocked

New roof snagging around Hunny Hill
Hunny Hill lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, so exposed details get a careful look whether you are buying or signing off new work. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.
In and around Hunny Hill, as anywhere, a roof is easiest to deal with when its problems are found early. Historic houses such as Carisbrooke Castle, about 1.3 miles south-west, show how far back building around Hunny Hill goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.
Landlords, agents and block managers in Hunny Hill
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or email us with the addresses.
Leave it or get it looked at?
Some faults only show when water gets in. Checking early gives you a record of the roof’s condition at handover. Tradespeople may need to travel further to a smaller place like Hunny Hill, so it’s useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
