How electronic leak detection works in the Isle of Wight
Water can travel under a flat roof membrane before it shows inside. That makes leaks hard to trace by eye. Electronic leak detection tests the membrane itself, to find where it has been breached. We test and report, and the repair is for your roofer. On suitable roofs, it replaces guesswork with a located breach. The results then follow in a written report with photos. Common reasons to book are repairs that haven’t stopped the leak and holes left by work on the roof, across green roofs, liquid-applied waterproofing and commercial flat roofs.
Once we have finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, most surveys take longer on a large roof than a small one, and the build-up of the roof makes a difference too.
- You let us know about the roof and where water is showing.
- We check whether the membrane and build-up suit ELD.
- The test method is chosen to suit the roof.
- We test the roof and locate any breaches.
- A report with photographs shows where each breach is.

Electronic leak detection across the Isle of Wight: local notes
In the Isle of Wight, our electronic leak detection work takes in homes, blocks of flats and commercial buildings, in Newport, Ryde and Cowes and well beyond. Bigger roofs are quoted for the building.
Across London and the South East, older homes often have slate or clay tiles, while many later ones have concrete tiles. That variety shapes every survey in the Isle of Wight. In the coastal parts of the Isle of Wight, the seaward side of a roof takes the most weather, so ridges, verges and flashings there frequently need attention first.
Newport: Take a building like Nine Acres Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Hotels and guest houses near Newport cannot easily close rooms for a leak, so it’s worth knowing the roof’s condition.
Checking the roof from the ground
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.
What affects the price in the Isle of Wight
The price reflects the time and kit the roof needs. The main factors are:
- Height and safe access
- Roof area
- Chimneys, valleys, parapets and other details
- Commercial roofs and larger buildings

What we need to know
When you call or email, these details help:
- Whether there is a loft hatch, a shared roof or tricky access
- Where the property is, with the postcode
- Your timetable, like an exchange date
- The style of property, from a terrace to a block
To book a survey, ring 07833 053749 or drop us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
Signs you need electronic leak detection
Seams are a common weak point in flat roof waterproofing. A gap that is hard to see can let water in long before anyone notices.
It’s worth booking a survey if you’ve seen:
- Gaps at membrane joints
- Waterproofing to test before it’s covered
- A flat roof leak that can’t be traced
- Damage from equipment installers
How the survey changes by roof type
Inverted and paved roofs
We will tell you if your inverted or paved roof isn’t suitable.
Liquid-applied waterproofing
Pinholes in a coating can let water through. Where the roof suits it, testing can find them.
Why get it checked now?
Patching where you think the leak is often misses it. ELD shows the actual breach points.
Questions to ask before you book
- Which limits apply to the survey
- What insurance they carry
- How much experience they have with roofs like yours
- What happens after the report arrives
The Isle of Wight questions
How do I arrange electronic leak detection in the Isle of Wight?
It’s easiest to call 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we’ll suggest the right survey. We survey on weekdays, Saturdays and Sundays.
Does ELD include fixing the breach?
No. ELD is testing only. You get the breach locations with photos so your roofer can fix them.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.
How long does electronic leak detection take?
It depends on the size of the roof and its build-up. You’ll know roughly how long before we start.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Which method do you use?
The method is chosen to suit the roof. Low-voltage methods are typically carried out on a wet roof, while high-voltage testing needs a dry, exposed membrane.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
