About our electronic leak detection in Haylands

Not every flat roof suits electronic testing. Certain membranes conduct electricity, and some build-ups lack the layer the test needs below the membrane. If your roof is not suitable, we will tell you before any testing. Telling us what you know about the roof’s membrane and layers helps, such as drawings or specifications. It saves a wasted visit. We survey flat roof membranes, roof terraces and balconies and liquid-applied waterproofing, and the problems we are asked to look at most are punctures from foot traffic or tools and waterproofing to test before it’s covered.

In smaller places like Haylands, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it’s covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.

The report records the flat roof membrane as we found it on the day. That makes it useful now and a handy reference later.

Haylands questions

Is the coastal weather around Haylands hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Can you look at the flat roof of a hotel or office near Haylands?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you before the visit.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

Is the repair part of the test?

No, our part is finding the breaches. Your roofer uses the report to target the repair.

What happens after the survey?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Which method do you use?

It depends on the membrane and the build-up. Low-voltage testing usually needs a wet surface, while high-voltage testing needs a dry, exposed membrane.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Tell us about it when booking and we will explain what’s needed.

How we price electronic leak detection

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Roof area
  • Extensions, dormers and garages with roofs of their own
  • Commercial roofs and larger buildings
  • The height of the building and how the roof can safely be seen

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

What we need to know

You do not need to know any roofing terms. Just let us know:

  • The style of property, from a terrace to a block
  • Dates you are working to, such as exchange
  • Access details, such as a loft hatch or a shared roof
  • Any marks or damp showing indoors

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.

What electronic leak detection doesn’t cover

It’s a careful look at the flat roof membrane, not the whole story. The main limits are:

  • Leaks from plumbing or windows
  • Carrying out the repair work
  • Build-ups without a suitable layer below

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

What we look at

  • Commercial flat roofs
  • Single-ply roofs
  • Roof terraces and balconies
  • Flat roof membranes
  • Liquid-applied waterproofing
  • Green roofs

What we look for on each type of roof

Green and ballasted roofs

Testing before planting or ballast goes on is simpler.

Single-ply membranes

Single-ply membranes are common on commercial and newer roofs. Laps and fixings are where holes frequently appear.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. It typically takes as long as needed for the roof’s area and construction, which we’ll explain when we quote. With a bit of garden around a house, as there frequently is around Haylands, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The testing method is chosen to suit the membrane and build-up.
  4. The roof is tested and any breaches are located.
  5. You get a report showing where each breach is, for your roofer to repair.

Before we arrive

  • Make sure we can get to the back of the property
  • Keep pets in another room
  • Clear the way to the loft hatch

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

Flat roofs in Haylands

Haylands is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Some villages on the Isle of Wight still have thatched roofs, and sea air and wind reach every part of the island. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Historic houses like Nunwell House, about 2.5 miles south, show how far back building around Haylands goes. If your home is older, its flat-roofed extension or dormer may be on its second or third covering. Hotels and guest houses near Haylands can’t easily close rooms for a leak, so it’s worth knowing the roof’s condition. For landlords with property near Ryde St Johns Road station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Haylands is about 1 mile south-west of Ryde, in the Isle of Wight. Roofs in Haylands get the same thorough look as anywhere else in the Isle of Wight. Our area takes in places right across the Isle of Wight. Our Portsmouth page covers surveys nearby.

All of PO33 is within our area for electronic leak detection, from the main roads to the quietest streets. Whether your property is on Play Lane, Pell Lane and Upton Road or a nearby road, we can survey it. If you’re just outside Haylands, we cover Upton (1 mile south-west), Ryde (1 mile north-east), Oakfield (1 mile east), Binstead (1 mile north-west) and Elmfield (1 mile east). We also work in nearby towns such as Newport (6 miles west), Cowes (6 miles north-west), Sandown (4 miles south), Shanklin (6 miles south), Ventnor (9 miles south) and East Cowes (5 miles north-west). If you are somewhere remote, a little more planning is needed, so mention it as you book.
