Roof leak investigations in Haylands: local notes

The coast is about 2 miles or less from Haylands, and being near the sea means more wind and salt than a roof inland would face. Strong wind lifts anything already loose, and driving rain gets in wherever it can. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. The covering and its details give the first clues when tracing where water is coming from.

Take a building like Haylands Primary School: on a building that size, finding the source of a drip means looking well beyond the stain. If you run a hotel or guest house in or near Haylands, a roof problem can mean rooms out of use, so it pays to find faults before guests do. Nunwell House lies about 2.5 miles south, so building around Haylands goes back a long way. Older roofs in the area may have lead flashings, valleys and gutters that have been patched many times.

Haylands is about 1 mile south-west of Ryde, in the Isle of Wight. Roofs in Haylands get the same thorough look as anywhere else in the Isle of Wight. Our the Isle of Wight coverage includes Haylands and the places around it. For surveys nearby, see our Portsmouth page.

We work across the PO33 postcode area for roof leak investigations. We cover properties on Play Lane, Pell Lane and Upton Road. If you’re just outside Haylands, we cover Upton (1 mile south-west), Ryde (1 mile north-east), Oakfield (1 mile east), Binstead (1 mile north-west) and Elmfield (1 mile east). Within a short drive, we also cover Newport (6 miles west), Cowes (6 miles north-west), Sandown (4 miles south), Shanklin (6 miles south), Ventnor (9 miles south) and East Cowes (5 miles north-west). If you are somewhere remote, a little more planning is needed.

About our roof leak investigation in Haylands

Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. Parapet walls and their gutters are checked from wherever it’s safe. The findings are recorded with photos. We survey rooflights and dormers, valleys and parapet gutters and lead flashings, and people most often book us about water coming in around a roof light or dormer and ceiling stains that grow after rain.

Older cottages and houses around Haylands may have roofs with little or no underlay. Without a sound underlay, any gap in the coverings lets water straight through. Whether it’s long-term wear or recent damage makes a difference to what happens next. Wet battens and insulation in the loft are often the first clue.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the leaking roof, the defects we found and what we recommend.

Your questions about roof leak investigations in Haylands

Do roofs near the sea, like those around Haylands, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.

Is Haylands within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Does the report include photographs?

Yes, plenty. Each finding is shown in a picture where possible.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Can you always find the source?

We cannot promise to find every leak on one visit. Most leave clues we can follow, but some only appear in certain weather. The report sets out what we found and the most likely routes.

Why act early in Haylands

A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. An investigation now gives you time to plan the work. Homes in smaller places like Haylands can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We will tell you which package suits the questions you have.

Why book with us

  • Packages from £150, with VAT included
  • Thermal imaging and drone inspection where they help
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Independent findings on the roof’s condition

How the survey works

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. A visit to Haylands is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Preparing for the visit

  • Point out any leaks or damp patches
  • Unlock side gates and any roof access doors
  • For a flat or shared roof, check access with the building owner or managing agent

Related advice

Different roofs, different checks

Parapet and box gutters

Hidden gutters run behind parapets or between roofs. When their outlets block, water rises over the lining and runs indoors.

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection.

What a survey costs

To price your survey, we check:

  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, such as extensions, dormers and garages
  • If the survey needs thermal imaging or a drone

To find out what your survey will cost, call 07833 053749 or drop us an email with the address and a few details. The price is agreed before a date is set.

Booking your survey

There is no need for technical words. Just tell us:

  • Any deadline, such as an exchange date
  • The property’s address and postcode
  • Any marks or damp showing indoors
  • Anything about access we should know

You can call us seven days a week. For a price or to book, ring 07833 053749 or email us.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Leave roof access to professionals
  • Photograph the stain each time it appears
  • Keep water away from lights and sockets
  • Put a bucket under the drip and move valuables

We email the report to you. It explains the likely entry point, the route the water takes and our recommendations. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Keep gutters, valleys and outlets clear, particularly in autumn. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.

What this survey can’t tell you

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Whether rotten timbers meet design loads
  • Putting the leak right
  • Plumbing leaks that look like roof leaks

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and doesn’t.
