About our roof leak investigation in Upton
Water is good at hiding where it gets in. Water frequently travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it is needed. If you’re worried about ceiling stains that grow after rain and water coming in around a roof light or dormer, a survey will tell you what’s going on, on the roof space, slate and tile slopes and chimney stacks alike.
Roofs in small places like Upton often stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.
The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

How we price roof leak investigations
Not every roof costs the same to survey, and it comes down to:
- The package you choose: Basic, Standard or Premium
- Roof area
- Chimneys, valleys, parapets and other details
- Any need for thermal images or a drone flight
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
What we need to know
We’ll normally ask about:
- The address and postcode of the property
- Any stains, drips or damp patches you’ve seen indoors
- Access details, such as a loft hatch or a shared roof
- The style of property, from a terrace to a block
For a price for roof leak investigations in Upton, call 07833 053749 or send us an email. Some details about the property and the roof help us give you an accurate price.
What you can safely check yourself
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Useful tips for Upton property owners
Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Some tips:
- Move stored items away from the hatch
- Let us know if there are tanks or pipes in the loft
- Keep a photo record of the damp patch
- Stay off ladders and the roof
With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. It’s a chance to ask about anything in the report.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.
What else we do in Upton
Wind, rain and roofs in Upton
Upton is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings. Historic houses such as Nunwell House, about 2.2 miles south-east, show how far back building in the area around Upton goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
If your house is among the older ones in the streets near Church of St. Michael and All Angels, lead flashings, valleys and old chimneys are typical places for water to get in. For site and facilities teams at buildings such as Haylands Primary School, tracing a leak on a big roof starts with where the water appears and works back. For landlords with property near Smallbrook Junction station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
Upton is about 1 mile south-west of Ryde, in the Isle of Wight. We survey roofs in Upton and the rest of the Isle of Wight, as part of our work across London and the South East. We cover towns and villages across the Isle of Wight. There’s also a page for Portsmouth.
All of PO33 is within our area for roof leak investigations. We cover properties on Stroud Wood Road, Upton Road and Carters Road. Close by, we survey roofs in Haylands (1 mile north-east), Binstead (1 mile north), Ryde (1 mile north-east), Oakfield (1 mile north-east) and Elmfield (2 miles north-east). Within a short drive, we also cover Newport (5 miles west), Cowes (6 miles north-west), Sandown (4 miles south), Shanklin (6 miles south), Ventnor (8 miles south) and East Cowes (5 miles north-west). If you’re somewhere remote, a little more planning is needed, so mention it when booking.

Landlord and commercial surveys in Upton
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey seven days a week, which helps when tenants work during the week.
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.
Different roofs, different checks
Chimney stacks
Chimneys let water in through pointing, flaunching, flashings and open pots. Each is looked at from every safe vantage point, and look for damp on the breast inside.
Lead flashings
A leak at a flashing frequently shows some way from the joint. That’s why we check the flashings near a stain, not just the one directly above.
Upton: your questions answered
Will you come out to Upton?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Do roofs near the sea, like those around Upton, take more of a battering?
Often, yes. Upton is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too.
How fast do I get the report?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.
Can you tell me if my roof has asbestos?
No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Is this a RICS survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
What happens on the day
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours at a typical home; commercial roofs usually need 3–4 hours. In a hamlet or village like Upton, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- We email a written report showing where the water most likely gets in.
Before we arrive
- For a flat or shared roof, check access with the building owner or managing agent
- Move anything stored under the loft hatch
- Find any records of previous roof work
