Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Get the gutters cleaned out every year
  • Do not leave hidden gutters out of a clear-out
  • Check from ground level or a window, not a ladder
  • Look for green streaks or damp patches on walls

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. The photographs help when you explain the work to others.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Gutter survey in Upton: what you get

Damp on walls, water marks under a valley or streaks down the brickwork can frequently be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so, with a suggested next step. If you’re worried about cracked or loose downpipes and leaks at the gutter joints, a survey will tell you what’s going on, on eaves gutters, downpipes and outlets and hoppers alike.

Somewhere as small as Upton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey changes by roof type

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded where they can be seen.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It is inspected as far as safe access allows.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

How it works

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. In a small place like Upton, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Before the survey

  • If you are buying, check with the agent that we can get in
  • Leave a clear route to the loft
  • Agree roof access with the managing agent if it’s shared

Arrange a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To get started, phone 07833 053749 or send us an email.

What a gutter survey looks like in Upton

The coast is about 3 miles or less from Upton, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. Knowing the covering helps explain which parts of a roof are likely to need work first.

With Nunwell House about 2.2 miles south-east, the area around Upton has a long history. Older homes in the area may have roofs that need matching materials when work is done. If you own a rental within reach of Smallbrook Junction station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Upton is about 1 mile south-west of Ryde, in the Isle of Wight. From houses to flats and shops in Upton, the roof can be surveyed. Upton is one of the places in the Isle of Wight where we work. You can also see our page for Portsmouth.

Common roof problems in Upton

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before more damage is done.

Here are some of the things we see often:

  • Soffits marked by water
  • Joints that drip after rain
  • Gutters packed with leaves or moss
  • Hoppers and outlets full of debris

If you look after a building such as Haylands Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What to check before booking

  • How they plan to inspect the roof safely
  • How long the report takes to arrive
  • Whether the roof space is looked at, where there is one
  • What happens after the report arrives

How we price gutter surveys

Prices vary from roof to roof, and it comes down to:

  • The package you choose: Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see
  • The use of thermal imaging or a drone
  • Whether it is a home or a commercial building

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Getting in touch

We will normally ask about:

  • Anything about access we should know
  • Your timetable, such as an exchange date
  • The type of building and roof, such as pitched or flat
  • Pictures from the garden or a window, if you have them

Most bookings start with a short call: call 07833 053749 or email us, and we will ask about the building and what you need. You will have a price before anything is arranged.

FAQs for Upton

Do roofs near the sea, like those around Upton, take more of a battering?

It can do. Upton is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Does a conservation area affect roof work in Upton?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How much is a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, phone 07833 053749 or email us.

Do you cover Upton for gutter surveys?

Yes. Upton is part of the area we cover, and the service is the same as everywhere else we work.

Can the survey be at a weekend?

Yes. We survey on weekdays and at weekends. Just ring 07833 053749 or use the contact form to arrange a day.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will you look at parapet and box gutters as well?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and we will note that in the report.
