What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Asbestos testing of old gutters, downpipes or soffits
  • Underground drains, which need a CCTV drain survey
  • Blockages deep inside downpipes

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • Parapet and box gutters
  • Outlets and hoppers
  • Eaves gutters

  • Fascias and soffits
  • Valley gutters

Gutter surveys for homes and businesses in Oakfield

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we cannot see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Typical surveys look at gutters full of debris and silt and joints that drip after rain, across eaves gutters, parapet and box gutters and fascias and soffits.

Trees around homes in smaller places like Oakfield drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. In a smaller place like Oakfield, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Preparing for the visit

  • Let us know about parking near the property
  • Tell us about any leaks, stains or damp patches you know of
  • Move anything stored under the loft hatch

Advice

Different roofs, different checks

Cast iron gutters

Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints where they can be seen.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Look for downpipes coming loose
  • Look for green streaks or damp patches on walls
  • Ask for valleys and parapet gutters to be cleared too
  • Check for spilling water in a downpour

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but you cannot check them from the street, so make sure they’re included in any clearing work.

Why get it checked now?

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Homes in smaller places like Oakfield can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Oakfield: your questions answered

Is Oakfield within the area you cover?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Oakfield?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

What will the report tell me?

Written findings with photos, covering the condition of the gutter, the defects we found and what we recommend, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, phone 07833 053749 or use the contact form.

Common roof problems in Oakfield

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.

These are some of the problems a survey can pick up:

  • Gutters overflowing in heavy rain
  • Choked outlets or hopper heads
  • Gutters packed with leaves or moss
  • Brackets that have dropped or snapped

If your house is among the older ones in the streets near St John's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

  • Whether VAT is added on top
  • Their drone registration, if they fly one

Gutter surveys around Oakfield

The coast is about 2 miles or less from Oakfield, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Nunwell House, about 2.6 miles south, is one of the historic houses in the wider area around Oakfield. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Ryde St Johns Road station, the gap between tenancies is a good time to have the roof looked at. Take a building like Dover Park Primary School: large buildings have long gutter runs and big roofs that need checking like any other.
