Southsea Gutter Survey
Find out the condition of the gutter at your property in Southsea from an independent roof surveyor. We visit on weekdays and at weekends.
- Gutters packed with leaves or moss
- Water backing up from a hidden gutter
- Leaks at the gutter joints
How it works
Once we have finished looking, we write up our findings as a written report with photos, sent to you by email. As for time on site, most surveys take about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. In Southsea, many roofs join a neighbour’s, so we check what can be seen of the shared parts from your side. Tell us about any known leaks, past repairs or building work when you book.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- Have keys ready for side gates, garages or roof access doors
- Make a note of anything you’d like us to look at
- Tell us where we can park nearby
Booking a survey
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or send us an email with the details.
Advice
Gutter survey in Southsea: what you get
Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. We are often asked to look into gutters overflowing in heavy rain and valley or box gutters that overflow inside, on outlets and hoppers, fascias and soffits and downpipes.
In a town like Southsea, older houses with slate or clay tile roofs typically sit alongside later estates with concrete tiles. Older homes often keep chimney stacks long after the fireplaces went, and their flashings and pointing still matter. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.
Where we cannot see part of the gutter, the report says so. You’ll know exactly what was inspected and what wasn’t.

Roofs, chimneys and gutters in Southsea
Southsea lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
For landlords with property near Fratton station, the gap between tenancies is a good time to have the roof looked at. Take a building like Craneswater Junior School: a written record of a large roof helps plan work for the holidays rather than in term time. If you own one of the older houses in the streets near St Margaret of Scotland, its chimney, valleys and lead work are likely to be the parts that need attention first.

Local landmarks in Southsea
We work in homes and buildings around The Festing pub, St Edmund's Catholic School and Mayville High School and the streets around them. For rail, the closest station is Fratton station, about 0.8 miles north of the centre. Nearby you will also find St. Mary's Hospital (1 mile north) and Southsea Castle (1 mile south-west). Green spaces nearby include Milton Locks.
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
When you need someone else
Before booking, it is worth knowing what a survey will not do:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Hidden sections we cannot view safely
- What’s behind fascias and inside walls
If in doubt, call 07833 053749 or email us and we will recommend the right survey before booking. The full list of what we check.

What else we do in Southsea
Why it’s worth a survey now in Southsea
Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. A defect spotted early can be planned and budgeted for, whereas a leak tends to force the timing on you, in Southsea as anywhere.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Southsea: your questions answered
Can a landlord with a rental near Fratton station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need.
Does being near the coast affect roofs in Southsea?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
How experienced are you?
We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
Can a gutter survey explain damp on my walls?
The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so the report covers what can be seen.
Do you need to get into the loft?
Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Will I get photos?
Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Tips that help
A survey works best with a little help from you, before and after. Some tips:
- Do not leave hidden gutters out of a clear-out
- Check downpipe clips are holding
- Book gutter clearing once a year, more frequently near trees
- Check from the ground or a window, not a ladder
For let and shared buildings, the report can go on file and use it to plan upkeep. The photos help when you explain the work to others.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
