Our roof survey service in PO5
Across London and the South East, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. Typical surveys look at loose ridge or hip tiles and gaps in the roof where coverings have gone, on chimney stacks, natural slate and ridges, hips and valleys.
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about 1–2 hours for most houses; commercial roofs usually need 3–4 hours.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
What affects the price in PO5
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Roofs, chimneys and gutters across PO5
Owners across PO5, from Southsea, Landport and Portsea to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.
Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in PO5 are where it usually shows. Coastal towns and villages in PO5 see more salt and wind than places inland. Ridges and verges facing the sea are worth checking after every big storm.
Southsea: If you own a rental within reach of Fratton station, a dated record of the roof is useful when planning maintenance across a let. For businesses in and around places like The Bridge Shopping Centre, a roof report helps plan work around trading rather than after a leak.
What a survey does not cover
Before booking, it is worth knowing what a survey will not do:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- How the roof will behave in every kind of weather
- A full building survey of the property
Different roofs, different checks
Natural slate
Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.
Before and after the survey
A survey works best with a little help from you, before and after. Some tips:
- Let us know about past leaks
- Keep a record of damp patches and dates
- Have details of recent roof work to hand
- Watch for slipped slates after bad weather
Keep the report with your property records. It is a useful baseline for future surveys, and it can help when you sell.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
What affects the price in PO5
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- How many separate roofs there are, such as extensions, dormers and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- Commercial roofs and larger buildings
- The use of thermal imaging or a drone
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.
Helping us price your survey
What helps most when you contact us:
- Any deadline, like an exchange date
- Why you want a survey: buying, a leak, a storm or new work
- Access details, such as a loft hatch or a shared roof
- Photos of the roof, taken safely from the ground or a window
Roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or email us to find out.
Common roof problems in PO5
The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone.
We’re often asked to look at:
- Blocked, sagging or leaking gutters
- Gaps in the roof where coverings have gone
- Flashings that have come away from the wall
- Ridge tiles that have lifted or moved
PO5: your questions answered
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
Can you tell me how long my roof will last?
We do not give a number of years. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Does a roof survey replace a structural engineer?
No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.
How do I arrange a roof survey in PO5?
The quickest way is to phone 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we will point you to the right survey. We survey on weekdays and at weekends.
How soon is the report ready?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
