Roof surveys across PO1: what to expect
Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there’s safe access. You get a written report with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey natural slate, flat roofs and chimney stacks, and common reasons people get in touch are ponding, splits or blisters on flat roofs and leaning or weathered chimney stacks.
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes an hour or two for most homes, depending on how many separate roofs there are.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
How our prices work
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Why clients in PO1 book us

What’s near Landport
We work in homes and buildings around Alexandra Park, St Edmund's Catholic School and The Painters Arms and the streets around them. Nearby too are Church of All Saints (under half a mile north), St Edmund's Catholic School (less than half a mile south) and Ark Dickens Primary Academy (within half a mile north-east). There’s a railway station in Landport itself: Portsmouth & Southsea station. Well-known places in the area include Royal Portsmouth Hospital (within half a mile south-west) and Charles Dickens Birthplace Museum (under half a mile north). For a walk, there’s Milton Locks and Portsdown Hill.
Homes and roofs across PO1
Owners across PO1, from Southsea, Milton and Landport to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. PO1 is part of that mix. PO1 includes coastal places, where roofs take more wind and salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Landport: If you run a business near Tricorn Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. The streets around a church such as Church of All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
Practical tips
There’s plenty you can do without going near the roof. Here’s what helps most:
- Let us know about past leaks
- Find records of any re-roofing or repairs
- Photograph stains when they appear
- Look for debris in the garden after high winds
File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
Why act early?
Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. A survey checks them while they’re still dry.
Before you book any surveyor
- What they will not be able to tell you
- How soon the report will arrive
- Whether you get a written report with photos
- Whether the loft is part of the inspection
What this survey can’t tell you
It helps to know what a survey will not do before you book:
- Walls, floors and services below the roof
- What’s under the slates, tiles or felt
- Asbestos testing of any kind
Prices for roof surveys in PO1
Prices always include VAT. What changes the price is:
- The shape of the roof and its details
- Commercial roofs and larger buildings
- The height of the building and how the roof can safely be seen
- How big the roof is
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.
Getting in touch
Here’s what helps us most when you get in touch:
- What’s prompted the survey
- Anything about access we should know
- Where the property is, with the postcode
- The kind of building and roof involved
When you are ready to go ahead, phone 07833 053749 or email us. We’ll suggest a package, agree the price and find a date.
Common roof problems in PO1
Slates and tiles frequently outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.
Most people get in touch after spotting something like this:
- Lifted, split or missing lead flashings
- Worn or blocked valleys
- Ponding, splits or blisters on flat roofs
- Gutters that overflow in heavy rain
Your questions about roof surveys in PO1
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How long will you be at the property?
On site, it typically takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
What do you check on a roof survey?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
Do you look in the loft space?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.
