Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Book gutter clearing once a year, more often near trees
  • Watch the gutters during heavy rain
  • Check from ground level or a window, not a ladder
  • Include valley, parapet and box gutters when clearing

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.

How a gutter survey works in Landport

We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. We survey eaves gutters, outlets and hoppers and valley gutters, and common reasons people get in touch are hoppers and outlets full of debris and overflowing valley or parapet gutters.

Around Landport, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we’re asked to look at in Landport

Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and gives plants somewhere to grow.

Things that often lead to a survey include:

  • Hoppers and outlets full of debris
  • Gutters overflowing in heavy rain
  • Valley or box gutters that overflow inside
  • Leaks at the gutter joints

If you live near a park such as Alexandra Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • Whether the price includes VAT
  • Are they insured for the work?
  • How long they’ve been surveying roofs

What a good roof survey covers

How the survey changes by roof type

Fascias and soffits

Some older soffits may contain asbestos. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.

Lead-lined valley and parapet gutters

We look at the lining, the joints and the outlets as far as they can safely be seen. Lead is also a target for theft.

Gutter surveys in Landport: local notes

The coast is about 1 mile or less from Landport, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a shop, office or commercial unit, for example near Tricorn Centre, a dated report on the roof is useful for planning and for any lease discussions. Anyone responsible for a site like Ark Dickens Primary Academy will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Landport is about 1 mile south-west of Portsmouth, in Portsmouth. Whether the building in Landport is a house, a flat or a commercial unit, we can survey the roof. We cover towns and villages across Portsmouth, large and small.

Gutter surveys in PO1, PO2 and PO5 are booked the same way as anywhere else. That includes homes and businesses on Lake Road, Watts Road and Alfred Road. Other places close to Landport include Portsmouth (1 mile north-east), Fratton (1 mile east), Rudmore (1 mile north), Kingston (1 mile east) and North End (1 mile north). Further out, we also cover Wymering (3 miles north), Paulsgrove (3 miles north), Cosham (3 miles north), Drayton (3 miles north-east) and Farlington (4 miles north-east).

For a walk, there’s Milton Locks and Portsdown Hill.

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

What a gutter survey does not cover

It’s a careful look at the gutter, not the whole story. Its limits include:

  • What’s hidden inside a downpipe
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Rot or damp concealed behind fascias or inside walls

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What our survey covers.

  • Eaves gutters
  • Valley gutters
  • Parapet and box gutters
  • Fascias and soffits
  • Outlets and hoppers

How it works

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. You are welcome to ask questions while we are there. With a bit of garden around a house, as there often is around Landport, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A report with photographs and recommendations follows.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Agree roof access with the managing agent if it’s shared
  • Make a note of anything you’d like us to look at

How to book

Advice

Landport: your questions answered

Is the coastal weather around Landport hard on roofs?

Often, yes. Landport is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you survey roofs for landlords with property near Portsmouth & Southsea station?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Will you fly a drone over my roof?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

How long does a gutter survey take?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Will you walk on the roof?

Only when it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.

Will you check the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
