About our flat roof survey in Landport
Buying a home with a flat-roofed extension, dormer or garage? It is useful to know that roof’s condition before you exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. We’re often asked to look into ponding water that doesn’t drain away and signs of deflection in the roof deck, on mastic asphalt, upstands and outlets and GRP fibreglass.
Flat roofs in smaller places like Landport can be more exposed, especially where nothing shelters them, where wind can catch loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Tips that help
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:
- Keep people off the roof unless they need to be there
- Watch the ceilings below the flat roof for stains
- Check from a window for ponding after heavy rain
- Keep records of when the roof was laid and what work has been done
Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. It’s your choice who carries out the work and when.
Small defects are simpler to deal with while they’re still small. A flat roof that’s looked after between surveys usually lasts longer.
Local flat roofs in Landport
The coast is about 1 mile or less from Landport, where sea air brings more salt and stronger wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. There are several hotels within about a mile and a half of Landport. If you look after one, a leak through a flat roof can put a room out of use.
For hotels and guest houses around Landport, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do. If yours is one of the older homes in the streets near Church of All Saints, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Anyone responsible for a site like Ark Dickens Primary Academy will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.
Landport is about 1 mile south-west of Portsmouth, in Portsmouth. From houses to flats and shops in Landport, the roof can be surveyed. We cover towns and villages across Portsmouth, from the larger towns to small villages.

Local landmarks in Landport
Typical jobs here are in homes near The Painters Arms, St Edmund's Catholic School and Alexandra Park and the streets around them. Landport has its own railway station: Portsmouth & Southsea station. A little further out are Royal Portsmouth Hospital (under half a mile south-west) and Charles Dickens Birthplace Museum (under half a mile north). Green spaces nearby include Milton Locks and Portsdown Hill.
Common questions in Landport
Does a conservation area affect roof work in Landport?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover smaller places like Landport?
We do. A small place gets exactly the same survey as a big one.
How quickly is the report sent?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
Does the weather affect the survey?
Light rain doesn’t typically stop a survey, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.
Can you survey a flat roof on an office or unit?
Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof typically takes about 3 to 4 hours on site, longer if it’s large or complex, with larger roofs quoted on their size.
Do you give a life expectancy for the roof?
There is no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.
What does ponding on a flat roof mean?
Ponding is worth looking into. It frequently means a blocked outlet, poor falls or a dipping deck, and water that sits wears the covering sooner. We record where it sits and the likely cause.
When you need someone else
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- Structural calculations, which need a structural engineer
- What’s under the membrane without opening it up
- Whether old sheeting or boards contain asbestos
If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.
What this survey covers

- Felt flat roofs
- GRP fibreglass
- Upstands and outlets
- EPDM rubber
- Mastic asphalt
Leave it or get it looked at?
A small split in a flat roof is usually a modest job when it is found early. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. Around Landport, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for the job before booking.

What happens on the day
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where applicable. Most surveys take an hour or two for a small flat roof at home, and longer for a large commercial one. Homes around Landport frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
Before we arrive
- If it isn’t your property yet, arrange access through the agent
- For a flat or shared roof, check access with whoever owns or manages the building
- Point out any leaks or damp patches
Booking a survey
