Why it’s worth a survey now in Kingston

If you’re buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. Our report gives you specific points to raise with the seller or agent. In an older home around Kingston, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.

Flat roof surveys for homes and businesses in Kingston

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. We survey felt flat roofs, single-ply membranes and GRP fibreglass, and the problems we’re asked to look at most are signs of deflection in the roof deck and outlets choked with leaves and silt.

Outbuildings, garden rooms and garages in places like Kingston often have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them as you book. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to.

Roof by roof

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

What a flat roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Fragile surfaces, which we don’t walk on
  • Whether old sheeting or boards contain asbestos
  • Structural calculations, which need a structural engineer

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey. What a survey covers and does not.

Roof types and parts we check

  • EPDM rubber
  • Mastic asphalt
  • GRP fibreglass
  • Single-ply membranes
  • Upstands and outlets

What a flat roof survey looks like in Kingston

Kingston lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

Take an older house close to Church of St Cuthbert: the flat roofs on later extensions tend to wear out long before the main roof. If you run a hotel or guest house in or near Kingston, a roof problem can mean rooms out of use. If you own a rental within reach of Fratton station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Kingston is about 1 mile south-east of Portsmouth, in Portsmouth. Wherever you are in Kingston, we can carry out flat roof surveys at your property. Our area takes in places right across Portsmouth.

Postcode districts we cover here for flat roof surveys: PO1, PO3 and PO4. That includes homes and businesses on Renny Road, Clive Road and Union Road and the roads around them. Kingston is on the A288, so it is easy for us to get to. Close by, we survey roofs in Fratton (1 mile south-west), Baffins (1 mile north-east), Copnor (1 mile north), Portsmouth (1 mile north-west) and Landport (1 mile west). Further out, we also cover Wymering (3 miles north), Paulsgrove (3 miles north), Cosham (3 miles north), Drayton (3 miles north) and Farlington (3 miles north-east).

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours for a small flat roof at home, and longer for a large commercial one. If you have questions on the day, just ask. A visit to Kingston is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

  • If you are buying, check with the agent that we can get in
  • Show us where any leaks or stains appear
  • If the roof is shared, arrange access with whoever manages the building

Advice

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Common questions in Kingston

Do you look at commercial flat roofs near Kingston, such as hotels?

Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building.

Is the coastal weather around Kingston hard on roofs?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows, and Kingston is within about 1 mile of the coast.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

What do I do with the report?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Will you walk on the roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Practical tips

Here are a few things we’d tell any owner:

  • Limit foot traffic on the covering
  • Treat rooflights and old sheeting as fragile
  • Check ceilings under the roof for damp patches
  • Have the roof looked at again after a severe storm

Once we’ve been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.
