What we do, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two for a small flat roof at home, and longer for a large commercial one. Homes around Baffins frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

How a flat roof survey works in Baffins

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. If you’ve noticed gaps at upstands and abutments and cracked or split membrane, a survey will tell you what’s going on, on EPDM rubber, mastic asphalt and felt flat roofs alike.

Flat roofs in smaller places like Baffins can be more exposed, particularly where nothing shelters them, where wind can catch loose edges and trims. Felt and bitumen also age in strong sun. Splits, blisters and lifting edges are what to look out for, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What a flat roof survey looks like in Baffins

The coast is about 1 mile or less from Baffins, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

The streets around a church such as Church of St Cuthbert are frequently among the oldest in a place, and if your home is one of the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking. For landlords with property near Fratton station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you run a business near The Bridge Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after.

For landlords and managing agents

Landlords, agents and building managers in Baffins and across Portsmouth can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or email us.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the visit with that in mind.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Ask contractors to protect the roof if they work on it
  • Check from a window for ponding after heavy rain
  • Ask whoever fits equipment on the roof to make good the covering
  • Have the roof looked at again after a severe storm

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

Common questions in Baffins

Is my home in Baffins listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is the coastal weather around Baffins hard on roofs?

It can do. Baffins is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Do you give a life expectancy for the roof?

We don’t put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

Can you survey any kind of flat roof?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

Different roofs, different checks

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Why act early in Baffins

If you are buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. Around Baffins, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.
