Chimney survey in Baffins: what you get
For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. You get photographs and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. Typical surveys look at frost-damaged brickwork on the stack and worn or missing pointing, on chimney pots and cowls, flaunching and shared and party-wall stacks.
In a smaller place like Baffins, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Common questions in Baffins
Do you survey roofs for landlords with property near Fratton station?
Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and some details.
Is Baffins within the area you cover?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Do you look in the roof space?
Normally, if there’s one and it can be reached safely. The loft space can show things the outside can’t, like damp timbers, staining or daylight.
Should a redundant chimney be removed?
An unused stack still needs to stay weathertight and ventilated. If it is capped without ventilation, damp can build up inside. We check how it is capped and its condition, so you can plan what to do with it.
How long will you be at the property?
It normally takes between one and two hours on an ordinary house, and longer for a large or complex roof. You will then get the report by email, on the timescale of your package.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
What happens after the survey?
You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- The inside of the flue, which needs a sweep or flue specialist
- Whether a stack needs rebuilding on structural grounds
- Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. What a survey covers and does not.

Signs you need a chimney survey in Baffins
Years of fires can affect the mortar inside a stack. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.
Most people get in touch when they’ve noticed one of these:
- Gaps in the mortar around the pots
- Damp on a chimney breast inside
- Eroded joints in the brickwork
- Redundant stacks capped without ventilation
If you let a flat or house near Fratton station, the gap between tenancies is a good time to have the roof looked at.

The survey, step by step
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about 1–2 hours at a house, as part of a look at the roof around the stack. Being in a smaller place like Baffins doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the roof space.
- You get a written report with photos and recommendations by email.
Before we arrive
- If you’re buying, check with the agent that we can get in
- Mention any parking restrictions on your street
- For flats, make sure roof access has been agreed

Advice
What else we do in Baffins
How the survey changes by roof type
Flaunching
Sitting at the very top, flaunching is fully exposed. We look for cracks, gaps around the pots and missing pieces.
Brick stacks
Many older stacks were built with lime mortar. We note where repairs should match the original mortar.
DIY checks: what’s safe
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Leave it or get it looked at?
If you’re thinking of removing or reducing a stack, it helps to know its condition first. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. In an older home around Baffins, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.
Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

Local roofs in Baffins
The coast is about 1 mile or less from Baffins, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Historic houses such as Warblington Castle, about 4.8 miles north-east, show how far back building in the area around Baffins goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.
If you live in an older home near Church of St Cuthbert, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Trees in and around Alexandra Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
