What happens if roof problems are left?
If you are buying, find out about the stacks before you exchange. After that, any work is yours to arrange and pay for. Our report gives you facts to raise with the seller or agent. For a shop, office or block in Portsmouth, a roof leak can mean closed rooms, damaged stock or unhappy residents. It is easier to plan work than to react to it.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

How a chimney survey works in Portsmouth
Redundant chimneys are common, especially where fires have been replaced by central heating. Even when it is not used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. We survey brick chimney stacks, chimney breasts and shared and party-wall stacks, and the problems we’re asked to look at most are a chimney out of line and redundant stacks capped without ventilation.
In a place the size of Portsmouth, street trees and gardens shed leaves into gutters every autumn, and blocked gutters overflow and soak walls. Valley and parapet gutters can overflow inside the building. Water from one part of a roof frequently ends up showing somewhere else entirely. Gutters, outlets and downpipes are worth checking once the leaves have fallen.
Nothing in the report is left vague: if work is needed, the report says so clearly.

What else we do in Portsmouth
What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Checks on boilers, fires or their flues
- Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
- What’s inside the brickwork or behind render, without opening up
If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey. The full list of what we check.
What this survey covers
- Shared and party-wall stacks
- Chimney breasts
- Flaunching
- Chimney pots and cowls
- Lead flashings
- Brick chimney stacks
What happens on the day
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes between one and two hours for most homes, a little longer where there are several stacks. In a place the size of Portsmouth, the building you want surveyed may be a house, a flat above a shop or a whole block. Let us know the type of building and who can let us in, so the right access is in place on the day.
- You tell us whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
How to prepare
- Have any paperwork from past roof work to hand
- Make a note of anything you’d like us to look at

What you can safely check yourself
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
Questions from Portsmouth
How do I find out if my home in Portsmouth is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you survey roofs for landlords with property near Fratton station?
Yes, rented property is part of what we cover. You can phone 07833 053749 or email us with the address and a few details, including who will give access on the day.
What does the report include?
You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.
How long will you be at the property?
That depends on the size and shape of the roof, but most surveys take between one and two hours at a house, as part of a look at the roof around the stack. The report is sent afterwards by email.
Do you test for asbestos?
No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
What does a roof survey cost?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Portsmouth homes and their roofs
The coast is about 1 mile or less from Portsmouth, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
For site and facilities teams at buildings such as Manor Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For businesses in and around places such as Tricorn Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What a survey costs
Prices always include VAT. The things that change the price are:
- Any need for thermal images or a drone flight
- Whether you choose the Basic, Standard or Premium Survey
- Building height and the viewpoints available
- Features like valleys, chimneys, dormers and parapets
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
Helping us price your survey
To price your survey accurately, we’ll ask about:
- Where the property is, with the postcode
- Any marks or damp showing indoors
- Why you want a survey: buying, a leak, a storm or new work
- What kind of property and roof it is
Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and what’s worrying you. We will explain the options and the price.
When to book a survey in Portsmouth
Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead is also a target for theft.
A survey makes sense if you’ve noticed:
- Worn or missing pointing
- Gaps where the stack meets the roof
- Gaps in the mortar around the pots
- Loose, cracked or missing pots
If you let a flat or house near Fratton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Questions to ask before booking
- Whether the loft is part of the inspection
- Are they insured for the work?
- When you will get the report
- What they will not be able to tell you
