Roof surveys across Portsmouth: what to expect
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. We are often asked to look into condensation or damp timbers in the loft and worn or blocked valleys, on natural slate, flat roofs and clay and concrete tiles.
It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You get in touch with the address and anything you’ve noticed.
- A visit is booked for a weekday or a weekend.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a written report with photos and recommendations.

Near you in Portsmouth
Locally, jobs take us to homes and businesses close to Manor Infant School, Alexandra Park and St Wilfrid, among other places. Also close by are The Druids Arms (under half a mile north-east), The Portsmouth Academy (under half a mile south-east) and St Edmund's Catholic School (0.7 miles south-west). The closest station to Portsmouth is Fratton station, about 0.9 miles south. Nearby you’ll also find Royal Portsmouth Hospital (0.7 miles south-west) and Charles Dickens Birthplace Museum (less than half a mile west). Green spaces nearby include Milton Locks and Portsdown Hill.
Roofs, chimneys and gutters across Portsmouth
From Southsea, Milton and Landport to smaller places, people across Portsmouth use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in Portsmouth is checked against the Drone Safety Map first. Flights that need permission only go ahead once it is given. Parts of Portsmouth are coastal, so the weather on the day matters more for drone flights and roof access. If conditions are not right, the visit moves to a calmer day.
Portsmouth: Homes near green spaces such as Alexandra Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If your house is among the older ones in the streets near St Wilfrid, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Leave it or get it looked at?
A roof that has had no attention for years can surprise you. A survey sets a baseline, which makes later changes easy to spot.
Before booking any surveyor
- What the report includes, and whether it has photos
- Whether VAT is added on top
- How much experience they have with roofs like yours
- Are they insured for the work?
Rented homes, blocks and businesses
Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run seven days a week, which helps when tenants work during the week.
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
What a survey costs
All our prices include VAT. The things that change the price are:
- The package you choose: Basic, Standard or Premium
- How tall the building is and how easy the roof is to see
- The type of building, from a house to a block or an office
- Extensions, dormers and garages with roofs of their own
Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.
What we need to know
Here’s what helps us most when you get in touch:
- What’s prompted the survey
- What kind of property and roof it is
- Any deadline, such as an exchange date
- Access details, such as a loft hatch or a shared roof
For a price for roof surveys in Portsmouth, call 07833 053749 or email us. The address, the type of property and what you want to find out help us give you an accurate price.
Why roofs fail
The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.
A survey can pick up problems like:
- Leaking gutter joints and downpipes
- Lifted, split or missing lead flashings
- Torn or sagging underlay
- Gaps in the roof where coverings have gone
Common questions in Portsmouth
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys, across London and South East England.
Does the weather affect the survey?
Light rain is typically fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Will you check the loft?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Is Portsmouth in your area?
Yes, we do. Portsmouth is part of the area we cover.
Can you survey a roof I share with a neighbour?
Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.
