How a roof survey works in Milton
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof typically wears out sooner than a pitched one, so they deserve a proper look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you are worried about worn or blocked valleys and loose ridge or hip tiles, a survey will tell you what’s going on, whatever the roof.
Trees around homes in smaller places like Milton drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

When you need someone else
A survey is a close look at the roof, but it cannot do everything. Its limits include:
- A full building survey of the property
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- An exact number of years the roof has left
If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.
What we check
- Chimney stacks
- Natural slate
- Lead flashings
- The roof space
- Clay and concrete tiles
- Ridges, hips and valleys
- Flat roofs
Roof by roof
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in, and lead is a target for theft.
Natural slate
Inside the loft space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.
Do you need a roof survey in Milton?
Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It is often mistaken for a leak, and it needs a different fix.
Look out for signs like these:
- Gaps in the roof where coverings have gone
- Flashings that have come away from the wall
- Torn or sagging underlay
- Loose ridge or hip tiles
For landlords with property near Fratton station, the gap between tenancies is a good time to have the roof looked at.
What to check before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Their track record with similar roofs
- What the report includes, and whether it has photographs
- Whether the roof space is looked at, where there is one
How the survey works
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. For a survey in Milton, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- You let us know about the property and any concerns.
- We arrange a day that suits you, including weekends.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a photo-illustrated written report and recommendations.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- Have keys ready for side gates, garages or roof access doors
- Gather any invoices or paperwork from past roof work

Roofs, chimneys and gutters in Milton
Milton lies within about 1 mile of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If yours is one of the older homes in the streets near Church of St James, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Meon Junior School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Milton questions
Is Milton within the area you cover?
Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Does being near the coast affect roofs in Milton?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.
Can you tell me how long my roof will last?
We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
When will the report arrive?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
Can you inspect a terraced or semi-detached roof?
Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
Will you fly a drone over my roof?
Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Landlord and commercial surveys in Milton
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
