Roof surveys in Farlington

How a roof survey works in Farlington

Our report is written in plain English, not jargon. Each defect is described with photos and a recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. We survey the roof space, lead flashings and natural slate, and the problems we’re asked to look at most are loose ridge or hip tiles and standing water on a flat roof.

In a smaller place like Farlington, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are normally where the work is. Nails and battens under older coverings often give out before the slates or tiles themselves.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

Your questions about roof surveys in Farlington

Do roofs near the sea, like those around Farlington, take more of a battering?

Frequently, yes. Within about 1 mile of the sea, as Farlington is, metal fixings wear faster and gales find any loose ridge or slate.

Does a conservation area affect roof work in Farlington?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How much does a roof survey cost in Farlington?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.

Can you survey a roof I share with a neighbour?

Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

What we look for on each type of roof

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too.

Natural slate

Natural slate can last 100 years or more, yet the nails holding it frequently fail long before the slate. Slipped, cracked and missing slates are all noted.

Prices for roof surveys in Farlington

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Whether you choose the Basic, Standard or Premium Survey
  • The height of the building and how the roof can safely be seen
  • The roof’s overall size
  • The use of thermal imaging or a drone

Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What to tell us when you get in touch

What helps most when you contact us:

  • Any marks or damp showing indoors
  • What kind of property and roof it is
  • The address and postcode of the property
  • Anything about access we should know

Most bookings start with a short call: phone 07833 053749 or email us, and we will ask about the building and what you need. The price is agreed before a date is set.

How the survey works

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes an hour or two on an ordinary house, and longer for a large or complex roof. Being in a smaller place like Farlington doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

How to prepare

  • Leave side gates unlocked

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Roofs, chimneys and gutters in Farlington

Farlington is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Shop and office owners around The Bridge Shopping Centre may find that a roof report helps plan work around trading rather than after a leak. For landlords with property near Cosham station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Solent Infant School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Why get it checked now?

Without a survey, you’re guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. We tell you what’s really needed. In an older home around Farlington, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

Roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Check the roof from the ground after storms
  • Tell us about any leaks or stains you’ve seen
  • Clear the loft hatch area before we arrive
  • Have details of recent roof work to hand

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.
