Surveys for landlords and agents in Rudmore
Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant beforehand.
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
About our roof survey in Rudmore
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a proper look. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. Common reasons to book are gutters that overflow in heavy rain and loose chimney pots, on lead flashings, flat roofs and chimney stacks.
In a smaller place like Rudmore, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

Questions from Rudmore
Does being near the coast affect roofs in Rudmore?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Will you come out to Rudmore?
Yes, Rudmore is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Let us know about it when booking and we will plan the survey around it.
Do you inspect the roof from on top?
Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.
Will the report say how many years my roof has left?
We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
How much does a roof survey cost in Rudmore?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Signs you need a roof survey in Rudmore
What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.
A survey makes sense if you’ve noticed:
- Slipped, cracked or missing slates and tiles
- Loose ridge or hip tiles
- Blocked, sagging or leaking gutters
- Cracked or blistered flat roof coverings
If you live near a park like Alexandra Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
What to check before booking
- Whether they hold professional indemnity and public liability insurance
- Which viewpoints they use to see the roof
- How long the report takes to arrive
- Whether VAT is in the quoted price
Rudmore homes and their roofs
Rudmore is within about 1 mile of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Shop and office owners around Tricorn Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. Anyone responsible for a site like The Flying Bull Academy will know that large buildings have long gutter runs and big roofs that need checking like any other.
Rudmore is about 1 mile north-west of Portsmouth, in Portsmouth. Surveys in Rudmore work the same way as everywhere we cover: a proper look at whatever is safely visible, photographs and a clear written report. Across Portsmouth, we cover Rudmore.

Why act early in Rudmore
Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We look at them before they cause trouble. With lower homes, common in places like Rudmore, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

What this survey can’t tell you
To be straight with you, a roof survey has limits:
- The condition of the rest of the building (that is a RICS home survey)
- Whether the roof structure meets design loads
- A promise that the roof will not leak in future
If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.
Roof types and parts we check
- Natural slate
- Clay and concrete tiles
- Ridges, hips and valleys
- Flat roofs
- Lead flashings
- Chimney stacks
- The roof space
How it works
We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. In a smaller place like Rudmore, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there is safe access.
- We email a written report with photos and recommendations.
Getting ready for the survey
- Tell us about parking before the day
- Keep pets inside or away from the areas we’re looking at
- Have keys ready for side gates, garages or roof access doors

Advice
How we price roof surveys
Prices always include VAT. What changes the price is:
- Building height and the viewpoints available
- Extensions, dormers and garages with roofs of their own
- The shape of the roof and its details
- The roof’s overall size
All our prices include VAT. Our price is from £150, including VAT. You’ll know the price for the job before booking.
What we need to know
There is no need for technical words. It is enough to let us know:
- How the loft is reached, if there is one
- Why you want a survey: buying, a leak, a storm or new work
- Where the property is, with the postcode
- Where any leaks, stains or damp patches show inside
If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.
