Roof survey in PO3: how it works

Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We survey chimney stacks, ridges, hips and valleys and the roof space, and people most often book us about worn lead at chimneys and abutments and gaps in the roof where coverings have gone.

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect an hour or two for a house, and about three to four hours for a commercial roof.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We look at the roof from each safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photos and recommendations.

How our prices work

Roof surveys across PO3: local notes

In PO3, our roof surveys work takes in owners, landlords and managing agents, from Milton, Hilsea and Baffins to the quieter places in between. Each report sets out what was seen, with photos and recommendations.

Our area covers London and South East England, including PO3. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates. Along the coast in PO3, roofs facing the sea take the brunt of the weather, and that is where ridges, verges and flashings normally show it first.

Baffins: For landlords with property near Fratton station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Langstone Junior Academy will know that large buildings have long gutter runs and big roofs that need checking like any other.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Let us know about past leaks
  • Do not climb onto the roof yourself
  • Find records of any re-roofing or repairs
  • Make sure we can open the loft hatch

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. That helps you decide what to do first.

Look at your roof from the ground after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

Common roof problems in PO3

The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.

Look out for signs like these:

  • Water stains on rafters and ceiling joists
  • Standing water on a flat roof
  • Valley linings that have cracked or split
  • Flashings that have come away from the wall

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • A full building survey of the property
  • Asbestos testing of any kind
  • Faults hidden behind ceilings or boarding

What happens if roof problems are left?

Without a survey, you are guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. We tell you what’s really needed.

Questions to ask before you book

  • What follow-up you get after the report
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How long they’ve been surveying roofs

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Common questions in PO3

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

How quickly will I get the report?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

What does a roof survey include?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Do you go up on the roof?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where it applies.
