Storm damage roof report in Baffins

The Financial Ombudsman asks three questions when it looks at storm complaints: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. Our report focuses on the second and third points. Weather records for the date are for you or your insurer to check. Common reasons to book are holes or cracks caused by debris and lead lifted at abutments, on chimney stacks, ridges and hips and slate and tile slopes.

Around Baffins, chimneys on older homes are a common source of leaks, at the flashings, the pointing or the mortar round the pots. Damp on a chimney breast isn’t always rain from above, which is why it is worth tracing properly. The stack, its flashings and the loft space beside it are all worth checking.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Storm damage roof reports around Baffins

The coast is about 1 mile or less from Baffins, where storms can bring strong gusts off the sea. What counts as a storm is set by each policy, often gusts of around 55 mph, and the insurer makes the decision. About 4.8 miles north-east lies Warblington Castle, a reminder of how long the area around Baffins has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you look after a shop, office or commercial unit, for example near The Bridge Shopping Centre, finding where water is getting in quickly keeps disruption down. If you live near a park such as Alexandra Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Your questions about storm damage roof reports in Baffins

Does a conservation area affect roof work in Baffins?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you come out to Baffins?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you put a tarpaulin over the damage?

A roofer should handle temporary protection. If it is safe, take photos before it goes on. Our report then records the roof.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What wind speed counts as a storm?

Each policy has its own definition. About 55 mph is a common figure in many policies, but check your own wording.

How do I arrange a storm damage roof report in Baffins?

Just phone 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

What if my insurer declines the claim?

Start by complaining to the insurer. If it isn’t resolved, the Financial Ombudsman Service may be able to help. The Ombudsman looks at whether there were storm conditions, whether the damage fits a storm and whether the storm was the main cause.

What affects the cost of storm damage roof reports

All our prices include VAT. What changes the price is:

  • Extra roofs, like extensions, dormers or garages
  • Whether it’s a home or a commercial building
  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

What to tell us when you get in touch

A little information up front helps. It’s useful to include:

  • The style of property, from a terrace to a block
  • Dates you’re working to, such as exchange
  • What’s prompted the survey
  • Access details, such as a loft hatch or a shared roof

When you are ready to go ahead, ring 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Landlord and commercial surveys in Baffins

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or send us an email.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about 1–2 hours for most houses, and longer for a large or complex roof. For a survey in Baffins, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. You let us know when the storm was and what damage you’ve seen.
  2. We inspect the roof from safe viewpoints and from the loft where there is access.
  3. The damage is recorded with photographs, area by area.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. The findings are written up with photographs for you to share with your insurer.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Move anything stored under the loft hatch
  • Keep pets out of the way during the survey

Booking a survey

Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.

Advice

What we are asked to look at in Baffins

Some people book because a claim has been questioned. You get an independent record of what the roof shows. We cannot say whether the decision will change.

Signs worth acting on include:

  • Flashings pulled away from walls or stacks
  • Water coming in after the storm
  • Roofs hit by falling trees
  • Slipped or missing slates or tiles

Anyone responsible for a site like Langstone Junior Academy will know that tracing a leak on a big roof starts with where the water appears and works back.

What to check before booking

  • Their track record with similar roofs
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Their report turnaround times
  • Will they check the loft as well as the outside?

What to expect from a roof survey

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • Negotiating a claim settlement
  • Areas we can’t see safely
  • Estimates of repair costs

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.
